Lennar Submits Plans To Build 189-Unit Apartment Project, Replacing Wynwood Yard

America’s largest homebuilder is planning to build rental apartments in Wynwood

Lennar Multifamily Communities submitted a proposal to build an 11-story project called Wynwood Green, on 1.26 acres of land that they are in contract to purchase, according to a letter from the developer. Wynwood Yard is currently on the site.

It would be the first apartment project for Lennar Multifamily within Miami city limits. The company has apartments in 18 states, and has projects in Doral and Fort Lauderdale.

The Wynwood Green proposal includes:

  • 189 apartments
  • 324 parking spaces
  • 16,768 square feet of commercial

A contribution to the Wynwood Public Benefits Fund will allow for a three story increase in height to 11 stories.

Dorsky + Yue is the architect. A hearing before Miami’s Urban Development Review Board is scheduled for September 5.

Wynwood canuse more residential development to help sustain local businesses, especially during the summer. Big percentage of customers these days are visitors from out of town.

There needs to be a I95 exit and entrance on 29th street. North Miami Ave exit and entrance is only going to get worse. The coastal link or metromover isn’t coming and since Dade loves highways this entrance and exit should be built.

Extend Metro Mover 14 blocks to 29th and service both Wynwood and Midtown, easiest transit win in town.

The entrance ramp and exit ramp would have to be well before 195 and 395 meaning you’ll start your exit somewhere after 62nd street…..

Yes Wynwood needs more cars and traffic..instead city is designing a street for pedestrians who just don’t belong in Wynwood. You should be able to go straight from parking garage into destination, no walking required.

Well since the the county likes more highway expansion why not build another entrance since the metromover isn’t going to be expanded to wynwood.

Agreed all the exits were built before the area took off, more exits are needed from 395 to 195 regardless of what happens with transit and the same can be said for 395 and 195 east of 95

I initially read your comment as 195 and was very confused.

As for a new exit on I-95, i agree. A northbound exit at 29th St and a southbound exit at 20th St probably make the most sense logistically.

But it’s not going to happen. They would’ve needed to include it in the design for the new interchange/bridge project, and they didn’t.

Well… that’s it. The sign of the beast..the apocalypse is nye. .the end times are upon us. Lennar is NOT rock and roll !! Hurray for mediocrity !!! And as I’ve said for the past several years.. and there it is in the renderings.. the cheap and cheesey homages to street art and graffiti.. sprinkled on these bland corporate boxes like perfume on the goose that laid the golden egg.
