MDC has been really poor at trading their downtown land for mixed use projects. Im sure many developers would have built them a garage for air rights above the garage. With the price of downtown land, MDC should be able to rebuild many parts of the campus for free.

A agree. It really makes no sense what so ever.

This was put together before that would have made sence.

This definitely does not look Miami21-compliant.

What’s the point of a zoning code if you’re going to dole out variances that undercut its core philosophy?

If I’m not mistaken, I believe they are not required to be since its a state school. A couple of years ago an under-construction parking garage at the Doral campus collapsed killing a construction worker…during the news coverage of that event I remember reading that because MDC was part of the state college system, they were not required to meet Miami-Dade building code and/or be inspected by Miami-Dade inspectors. Their campuses/construction are governed/inspected by the state of Florida and its building/zoning codes. I may be wrong too, but I believe that is the case. (which is completely idiotic to me)

That makes no sense but I totally buy that it’s how it’s likely managed. I wonder how they got all that land to begin with…

Surprised this was built without any street level retail/restaurant space.

For a parking garage?????

marc

Yes. Many parking garages add that as an additional revenue stream.

Sometimes its about being practical and not foolish too.

yeah look at the retail at marlins’ parking garages… not always successful

Locations in this case are vastly different.

Foolish? Like building a freaking 6-story parking garage in the middle of downtown instead of partnering with a developer to build a larger mixed-use project that could’ve even brought in revenue to MDC?

Parking garages have their use too. Quite frankly, I am not opposed to parking garages in downtown, as they provide parking space for motorists. I’m really not opposed to them at all. Why does every single project in downtown have to be “mixed-use” ? Parking garages serve their purpose for the people.

Cool. Now let’s do the entire campus.

Maybe they are thinking forward ten or twenty years and ” land banking ” the property while getting some much needed parking and revenue for that area in the meantime. Sell and leverage it later as land downtown becomes mor and more valuable.

Does anyone know how much land does MDC own in Downtown, has to be a up to 100 acres.

100 acres? You must be out of your mind…
