Melo Begins Marketing 647-Unit Aria On The Bay

Marketing material for Melo’s Aria On The Bay have been released.

Aria will include 647 residential units, along with ground floor retail and several floors of office space in a 53-story tower.

Arquitectonica is the project architect. The project site is at 1770 N Bayshore Drive.

Is this taking out both those smaller buildings till 18st? if so good but damn all these buildings are so close together. To get a good view out of some you have to pay top dollar now or you send up only facing your neighbor and having to look to the side for the bay.

Why not just build it on that empty lot on biscayne blvd and north of the Omni.

Maybe because their “Bay views” would be the back of the Opera and Bayshore towers … except if you are lucky enough to get a view overlooking their respective pools. 🙂

Seems too big to get financed by any sensible bank.

The bigger the bldg the more it takes to sell 80% which is what banks need to finance a projects…brokers beware..it will take longer to get your comissions paid in a 650 unit bldg than in a 400 one, just because of the time it will take the developer to get to his sales threshold.

Needless to say I would prefer to live in a smaller bldg.

Not that I’m an expert on Financing, but I have to say that Melo has the best track record of all the developers at the moment. Including Related Group. All of their projects have broken ground ahead of schedule or exactly when they said they would. So the whole notion of them not starting construction for a long time seems to be a mute point with them.

With one exception. Melody in front of Arsht Center construction site has been abandoned for 2 weeks now. All equipment was removed and all the holes they dug up have been refilled. Looks like they didn’t get permits for construction and got ahead of themselves. Melo is getting more attention by boards and commissions because of their ugly designs which is what is holding this up.

It will take them a lot longer to start such a big project: get presales and financing …simple comment. Just find out when they pay commissions.

I would say a good percentage of the people on this site are not in real estate sales.

Pay $560 a sft with sideway views to other bldgs
Sandwiched between 2 50 story towers…
Plus share a pool in shade all day with 647 owners…
Crazy!!
