Melo Breaks Ground On Project With 441 Apartments & Hidden Garage

Another Melo Group apartment building is now under construction in Miami’s urban core.

Melo’s new project is called Urban22.

Urban22’s two towers will only rise 15 stories, but the project’s may be the developer’s most pedestrian-friendly ever, with “human scale” design a priority.

It features a parking garage that is completely hidden from view on all sides with liner apartments.

There will also be “inviting” public sidewalks with landscaping, hardscaping, and other improvements

Urban22 will include:

  • 441 apartments
  • 529 parking spaces
  • 7,168 square feet of commercial space
  • 5,629 square feet of office space

Records show that a permit to begin foundation work was issued on September 29. A separate permit for vertical construction is still under review after being submitted in November 2020.

This is one of the projects I’ve been waiting on. This area needs this development bad! I don’t there has been a new building in this area in years and it’s going to help connect (fill in) edge water to Wynwood

And you’re another scraggly grass trash strewn empty lot over. Oh, I forgot, you love those lots because they are where you bed down.

Nice project.. NE 2nd Avenue has huge potential.

It certainly does. The city really needs to update the public realm (re-pave the streetscape, maybe a bike lane, etc.)

Bike lane coming 🙂

Um, I think you meant, another “target lane” coming.

the slum lord now is moving into allapatah and buying lots in that neighborhood and he is even admitting he is not planning to build anything there. he says that he will develop his lots in downtown and wynwood and then his grand children will develop the allapatah lots by 2070

They applied for the permit in November 2020, and still dont have full approval.

Hear that, Eleven and Waldorf? Some of these developers don’t know what calendars and deadlines are.

Maybe they are waiting to see what the economy does after new tax rates hit the top earners.

Anonymous

Maybe the Melos don’t build for ultra wealthy, so it won’t impact their renters.

Anonymous

not a project for top earners

There’s definitely a need for much more affordable housing in Miami, but unfortunately you get what you pay for.
– Paper-thin walls
– Narrow, dangerous garages
– High crime
– Poor security
– Poor on-site management
– Hotwire

Anonymous

Well, everybody can’t afford to live in a place with:

– Thick sound proof walls

– Wide, safe garages

– No crime

– Excellent security

– Very good on-site management

– Access to the very best internet has to offer

Like you.

This is true and this is the end-result. These buildings have become the “public housing” of the 50s-60s.

how many times are you going to repeat the same comment, paper thin walls, narrow dangerous garages, high crime.pooe security. and blah blah blah

“Urban22’s two towers will only rise 15 stories, but the project’s may be the developer’s most pedestrian-friendly ever, with “human scale” design a priority”

Um, I have never seen a human that’s 15 stories tall. Human scale is mostly around 5’10” tall.

This looks good. If all Melo projects can match this quality, it’ll be very good for Miami.

Who is going to afford to live there? Most jobs in Miami pay less then $15 ph no overtime pay no benefits people can no longer afford to live in Miami anymore
