Melo Group Plans Another 800 Apartments At Downtown 6th

Melo Group has revealed the size of the Downtown 6th complex currently in planning.

There will be 800 units at Downtown 6th, the developer told the SFBJ last week.

Downtown 6th will be built on the same block as Melo’s Downtown 5th, which opened a few months ago.

Also on the same block: the tulip-shaped Okan Tower, which is planned to become one of Miami’s tallest. Turkish developer Okan Group recently restarted plans to begin construction there.

There has been strong demand for Melo’s apartments.

All 1,042 apartments at Downtown 5th are now leased – with the east tower achieving 100% pre-leased before it even opened (the west tower reached 100% leased shortly after opening).

Melo also now has Downtown 1st under construction with 560 apartments, and just broke ground on Urban 22 with 441 apartments planned.

The developer is additionally planning 17 Plaza with 1,178 apartments  – the biggest project ever for Melo.

I was walking around Downtown last weekend, and the change of the vibe at night is really remarkable. All of the new towers and residents in this area have clearly already started to transform Downtown Miami into a 24 hour, live/work/play district.
Really excited to see what the future holds for downtown and see how the interesting vibe it has developed grows.

Every tower brings in almost 1,000 new people. Downtown is going to be so vibrant!! Museum Park just added a dog park and the homeless are less and less, being replaced by families. Hopefully soon they’ll built a kids park too.

Please take into account Melo is the fast infill builder. I love what he has contributed but the reviews coming out of his buildings aren’t the best at least. Again I’m grateful for his infill and the change it’s bringing to different parts of downtown but Okan construction would require more attention to detail and more quality built buildings.

This area is turning out to be amazing! I just moved to Marina Blue and I love looking at downtown growing right in front of my windows! I used to be in Brickell but I made the move for better views and I’m loving it.

People may complain about the designs, but Melo has had a tremendous positive effect on the economy of Miami. Number one is providing housing for people that live and work here. In addition to helping to create vibrant neighborhoods out of former derelict lots.

That’s a total of 2241 units on just 3.2 acres, for a possible density of 820k per sq. mile (assuming 10% vacancy and 2 residents per unit).

That would make this one of the densest blocks in the world.

Melo creates great background architecture. They are really helping the density in downtown, but I just wish they would higher another designer. All of there Downtown high rise work is so aesthetically below average for a “high design” city like Miami.

Downtown will feature beautiful and iconic towers such as Waldorf Astoria, Okan, Paramont, Legacy and Aston Martin, which will be featured in Miami’s skyline. I regret that Melo’s buildings do not have this architectural sophistication.

Downtown its cultural center with museums, sports arena, theatres, concerts halls. Brickell has only a giant mall for shopping.

It must be a treat to have ticket scalpers, hot dog carts, and parking attendants flailing their flags around a few nights a week, Brickell does have good number things to do.

Four Seasons, Mandarin Oriental, JW Marriott, and the restaurants and bars all provide good entertainment.

Both neighborhoods are great, and have different characteristics.

Downtown seems destined to be more touristy, especially if Genting builds the casino. Between cruise traffic, inter-city rail terminal, and proximity to Miami Beach, it will be a different vibe from Brickell which should wind up being a bit quieter.

I laugh when I hear comments like, melo buildings have paper thin walls and dangerous garages, if that was the case their buildings would be shut down frequently for these violations, they would be getting sued all the time and banks would not lend them money for their projects.

That is the case. Their buildings have high turnover and keep MDPD very busy and officers employed. They also keep the funeral homes busy with the number of murders and suicides on that 14th Street corridor.
