Melo Planning Their Biggest Project Ever With 1,178 Apartments On Former China Town Property

Melo Group is now preparing plans to build a giant apartment complex in Edgewater, newly filed planning documents show.

The new project is being called 17 Plaza. It will be built on the former China Town property near Publix on Biscayne Boulevard. Melo acquired the property for $28 million in 2019.

It will become the biggest project ever for Melo Group, and the biggest ever built in the area by any developer.

There will be a total of 1,178 residential multi-family units at 17 Plaza, along with commercial retail space, the documents state.

The project details were included in platting documents filed with both Miami-Dade County and the City of Miami recently.

The 17 Plaza plat has already been approved by the city, and is set for county review shortly.

Melo has been seeing extremely strong demand for their apartments, which are all located in the downtown Miami area.

In the past few months, Melo completed their Downtown 5th project with 1,042 apartments in two 53-story towers. Both towers were 100% leased when they opened.

The neighborhood used to be called “Miramar” and was one of Miami’s earliest streetcar suburbs and wealthiest neighborhoods. While I don’t expect any homage to that legacy, hopefully Melo doesn’t excrete another Melody, Miami Plaza, or Downtown 5th. Maybe something in between Aria on the Bay and Island Bay, as I don’t expect the same quality without bay views?

There was a French cabaret style restaurant there in the 70s called ‘Les Violins’. Very high class joint (by Miami standards in those days). There was a sister property on 79th street called Flamenco Supper Club. This was before the Omni was built.

Hopefully given its prominent location this one has a little more design flair than the usual Melo build.. Bet this finishes before the Kushner project up the street which has years of planning on it lol. This plus the lot directly to the south being activated as well as the Burger King block would be transformative to this area.

The whole Biscayne Blvd needs more and BETTER traffic signals. Crossing the street is a gamble with your life. Plus how is 13 seconds enough to cross 6 lanes plus the center sidewalk?!? And if you cross half way through, you have to wait another 10 minutes before it turns green to you. Make Biscayne walkable!!!

If the Biscayne Green plan (or whatever that was called) passes, they will reduce lanes and make it more pedestrian friendly, which might include speed-bumps. The green area that will be built in the middle of Biscayne Blvd in front of Waldorf Astoria is already signaling a change of direction for Biscayne Blvd. a good change of direction as the amount of people downtown are increasing exponentially and you can’t have a “highway” in the middle of a busy city street.

– Exceptionally thin walls between apartments
– Odd apartment layouts

Did it get affected when Aria or anything else in the area was built? Nope! If anything, the condo values in Quantum went up with the market rising in the past couple of years. So no, I wouldn’t sell it. The guy running the Master association at Quantum will be voted out soon. Also, 1800s floor plans are not nice at all.

So sad to hear that Tao is no longer coming to women’s club in Edgewater and instead another surf and turf restaurant called klaw. Yeah we don’t care for another super expensive steak house. Tao is a nightclub/restaurant which is what is needed. How is this major news missed by TNM? can they give us inside scoop on what happened to Tao and how this ended up becoming a steak house? They mentioned a roof top bar but whatever happened to the Bayfront raised deck open air dining Tao planned earlier? Also they say klaw will be open by November but the building and the grounds are in utter shambles. How is it possible? TNM, please investigate. Thanks.
