Miami Ranks #1 For Single-Family Rent Increases, Again

Miami continues to lead the nation in rent increases for single-family homes, according to CoreLogic’s Single-Family Rent Index.

Overall, single-family rents were up in Miami by 20.1% in September 2022, the report said.

Miami’s increase was double the average of the 20 major markets tracked by Corelogic of 10.2% year over year .

Miami has ranked number one on Corelogic’s single-family rent index for over a year now.

In March 2022, Corelogic recorded 40.8% year-over-year growth in Miami’s single-family rent.

Miami also ranked at the top of Corelogic’s Home Price Insights index in September, with a gain of 25.6% – more than double the national average.

Miami will become like San Francisco, out of reach from the average Joe.

Except San Francisco has rent control and inclusionary zoning, both of which made the situation worse.

San Fran homes are great for getting hit over the head by a hammer wielding intruder

The solutions in the short term are politically unviable, but rezoning and building up are the way forward. Do it gradually from the core outward. Owners won’t complain (as much) when their single family property is worth 10+ living spaces.

Yes but build normal buildings for normal people. Not luxury apartments who stays empty

What is a “normal building for normal people?”

Normal building + cat5 building codes + other ridiculous “Miami only” codes, regulations and parking requirements + standard graft = the only thing left that makes a profit which is… a luxury building

Plenty of affordable housing in Opa-Locka and Hialeah, but people feel entitled that should should be able to live in Brickell below $1,000 a month.

No rail, no roads, no future
