Moishe Mana Says He Wants To Make Flagler Street The ‘Coolest Neighborhood’ In The World

Moishe Mana has given an interview on his ambitions for Flagler Street, where he is purchased hundreds of millions worth of property.

The Flagler Street area will “become the economic engine of the western hemisphere,” Mana told Local 10 last week.

The area will also become the world’s coolest neighborhood, Mana said.

One of the reasons Mana came to Flagler was “to build the digital infrastructure of Latin America for Miami,” he said.

Mana said that he has invested “hundreds of millions, if not billions already in this idea.”

The investor has been criticized for buying properties in the area while spending little on renovation or redevelopment.

Mana did not appear to reveal any new development plans in the interview, other than the completion date for the renovation of an office building.

The 13-story office building formerly known as the City National Bank is undergoing a $15 million renovation to become the Nikola Tesla Innovation Hub. Completion is expected by the end of 2021, the TV station reported.

What is your Vision?

Mana’s descriptions and vision have no engagement nor lure to them. Is he converting the district into an Innovation District that gives tax incentives to tech or R+D companies? Is he leveraging the density potential? Is there a specific technology sector that he sees as the predominant magnet such as medical or biotech technology which would require higher education associations to which we are not hearing blip about this. Is it a creative class that he sees as the potential (artist, film and production, music, R+D, robotics,…etc)? If so , then why arent there transparent discussions with the City? Why wouldn’t the City try to designate a CRA there as a catalyst. The district has great public transportation anchors and would need to invest in the infrustructure to really develop the area. What exactly does coolest neighborhood mean? This looks more like he buys distressed and underproforming properties, ties up 60 properties for a future development or portfolio sale. If he had a compeling and well articulated vision, why is the catalyst building only costing $15M to renovate? That’s a gut job and reskinning of a 13 story building at best. Nicolas Tesla Innovation is not a 21st Century vision. What does Nicolas Tesla have to do with Miami and Flagler who was the originator of the downtown development? If Mana want’s people to buy into his vision, he needs to articulate what that vision is, what the aim or focus is, who the institutional partners are if any, same with corporat if any. Is this a vision like Dundas Square in Toronto that took a one acre property in a distressed area and convertited into a mini times square that now has over 250 annual events and has lured technology companies in the mix with the creative class to create billion dollars in RE propery. That vision took roughly 15 years to fully deploy and had the support of the business assocites and neighborhood and the city. Just saying that Flagler will be the coolist neighborhood is lke a small child saying he will be the biggest ball player in the world when he grows up….may be, but where’e the beef?

Moishe is raising capital or trying to get cash out of the existing buildings now that the new planters and pavers are going in.

It is important to remember….Mana made his money as a mover. You know…Movers are the guys who quote you $750 to move your stuff, then refuse to unload your stuff because the $500 in bubble wrap wasn’t included in the quote. Pay, or we take your stuff to our Brooklyn Warehouses.

The Brooklyn warehouses were cheap. Moishe Mana started a document storage business. (For you young people….back before scanners and digital storage, lawyers/stockbrokers/real estate people were required by law to hold binders for 7 years sometimes even longer.) Moishe owned lots of warehouses. He didn’t see the digitization coming….so when all those professional services companies no longer needed to store physical documents, his business faded..year by year. Oops.

Thank God for Moshe the entrepreneur, Brooklyn real estate boomed and he sold his unimproved warehouses for great profit. He 1031 exchanged them into Wynwood warehouses. Smart, good for him. When someone taller (and nearly everyone is) marketed a property that he wanted to low-ball, a lawsuit ensued.

Good for him. To a certain extent, he has lived out the American Dream. On the other hand, his reliance on document storage was a loser idea only saved by an increase in real estate prices. For him to buy Flagler when Miami World Center has been booming and Brickell has been booming is admirable. His strategy to sit on holding to ensure that the neighborhood is undesirable, unwalkable, and gross is Capitalism. I love Capitalism. Moishe provides one of the only plausible arguments as to why Capitalism is flawed. It would be great if someone would pay the little guy some return that would let him disappear back into irrelevance.

LESSON: You do not have to be smart to make money in real estate. Just buy it and wait….don’t wait to buy it.

Wrong. South Florida is littered with residential properties selling for what they did in 2006 or for even less. Gawd forbid if you include taxes, repairs, and index prices to the CPI.
Just buying and waiting and making money in real estate isn’t as easy as you claim.

Timing the buy is every bit as important as timing the sell.

Right now isn’t the time to buy. However, if this inflation spike proves to not be temporary and interest rates rise, there will be deals forthcoming.

Just one.
Unless you cherry pick the mortgage fraud units in Jade Brickell, The Club, or Vue…you will not find any arms length transactions where properties are selling for what they did in 2006.

Nooo….they want Cuomo to go down for Sexual Harrassment rather than expose his March 25th order to send sick COVID patients into nursing homes which lead to 1,000 of unneccessary deaths.

Imagine if everyone knew how that decision led to 5 daily deaths per 100,000 when Florida was at 0.17 daily deaths per 100,000 with a FAR older population.

We need more development news. TNM should look into more of Miami-Dade and Broward County. Lots of cool stuff happening.

As a fan of aviation, I see things happening at Opa-Locka, FLL as well as Homestead ARB and have no idea what’s going on. Would be cool to see updates here from those airports as I’m sure they’re obtainable.
