Mortgage Satisfied At Five-Star Brickell Key Hotel

A Satisfaction of Mortgage has been recorded for a Brickell Key hotel.

HSBC Bank filed the notice on February 2, county records show.

The loan had an aggregate principal sum of $81m, the filing said.

Swire Brickell Key Hotel, Ltd was the borrower.

A 326-room Mandarin Oriental Hotel is located on the property, and is among the most luxurious and highest rated in the city.

Hong Kong’s Swire Properties has a 75% stake in the property, while Mandarin Oriental Hotel Group has a 25% stake, according to a recent shareholder report.

Out with the Old

Can’t wait to see this thing go and the supertall replace it!

Anonymous

Who said it was, “out with the old” in regards to a building from 2000?

Anonymous

There are way older buildings and infrastructure that could be updated.

Anonymous

I bet the only people routing for a super tall here are the people in Miami Beach because they want to look at the pretty buildings across the bay. They rarely even come into Brickell.

Nope, Brickell resident here. Always thought Brickell Key could use an upgrade.

brickell key bridge is 4 lanes, horrible planning, basically empty while people have to get on street to make space on the joke sidewalks there

There are places for supertalls – many of them – and there are places where supertalls are not appropriate. A supertall is not appropriate here. It’s fairly obvious why. All because you could do it, does not mean you should.

Anonymous

It’s fairly obvious to some of us that this is actually a perfect place for a supertall. Thankfully, the developer and owner of this land isn’t restricted by your opinion, Jim.

Anonymous

A super tall should go where the McDonald’s and gas station are, not on a tiny manmade isolated island. That’s like putting the World Trade Center on Ellis island and not in the middle of the financial district.

Anonymous

Except it’s not, because it will likely be a hotel and residential, not office.

Anonymous

I’d rather go to work there. Hopefully it’s a mix. It’s more convenient for people coming in my train or driving in.

Old picture is old. The elegant Courvoisier Centre has been mutilated into glass boxes that look like something along a freeway between MIA and Doral. Might as well have been demolished for something else.

What is going to happen to the existing hotel? It is kind of dated already. It would make sense to incorporate it to the project considering there will be new alternatives like Baccarat, Cipriani, Waldorf, etc

Anonymous

Agree. That hotel is very dated, especially on the outside. It will be demolished as part of the development.

Anonymous

Dated on the outside how? You mean it doesn’t look like a 1960s box with cheap and nasty “pizzazz” a la most Arquitectonica buildings post-2010?

Anonymous

Baccarat is already outdated, being a failed Arquitectonica project from 2015 recylced, and Waldorf won’t age as well as this property. If newer is better, why are the Fountainbleu and Biltmore still desirable hotels?

This is exactly what Miami and Brickell needs, love the direction!

Why not build them

Let’s build it there and everywhere someone is willing to invest their money. Use the tax receipts for city wide projects. Add parks, infrastructure on the backs of those who can afford to live there.

Bruno

That is the way it always works.
Developers take big risk, spend big money, and invest big time, to build big buildings.

That value they create, brings big proprty tax revenue to the community every year.

There ought to be a be Developer Appreciation Month.

How about a community appreciation month and all the investors that take a risks on buildings? How about landscaping the roads, cleaning up the streets and hosting a free block party in Brickell?

Bruno

Great idea!
There is no developer in Miami who will stop you from using your big brain, big organization skills, big motivational team leading powers and big wallet from putting YOUR OWN money where YOUR big mouth is.

I’m part of the community, and promise to show up if you can extend the metromover from my house to the event, AND you widen the sidewalks.
Thanks, I appreciate it!

Gee all it says is that the mortgage has been satisfied. Between all the saturation elsewhere not to mention the coming recession, planning and all the rest, what you see is what you’ll get for at least 15 years.

They should build a new super tall with Mandarin Oriental Hotel and residences next door and then demo this once complete.

Because it limits Miamis growth potential to the west where there is more room to grow.

Supertalls are nice, but Brickell Key doesn’t have the infrastructure for one. It’ll be built anyway, though, cause profits outweigh sustainability and long-term gain for residents. Thanks, capitalism….

Anon

There is absolutely enough infrastructure on the island.

You going to pretend there’s no water or sewer next?

Not Anonymous

I’m talking about traffic, public space, etc. A supertall is thousands of new residents, all using the same 2 lane bridge. Think of the existing residents

Anonymous

It’s a 4 lane bridge.

Anonymous

It’s actually 2 lanes with sidewalks no wider than a stroller…

Anonymous

No, it is 4 lanes. 2 eastbound and 2 westbound. 2 plus 2 equals 4.

Anonymous

Anonymous

Brickell key bridge is 2 lanes

Anonymous

^^another Math101 flunkout, look at Google maps and count the lanes on your fingers. And yes, when a bridge has 4 total lanes, that makes it a 4 lane bridge.

Anonymous

You probably never been to Miami, or never get out of the house. It’s a two lane bridge!

Anonymous

^^not only have you never been to Brickell Key, but you also cannot use the Google map provided by the article and you also can’t do simple 1st grade math.

Anon

There are 4 lanes but it should be 2 lanes. The extra lanes should be bike paths. The sidewalk is very narrow and there are is no bike path, such a missed opportunity and concerned it will be a super tall tower nobody can get to…

With changes in zoning in central/western Brickell there are so many more spots close to BCC for a super tall that would be more profitable and accessible and offer the same views for the highest floors.

Is there going to be a ferry to cross to the island? I would swap the land for a prime super tall spot a little bit more central in Brickell.

Bruno

Hmmmm….
You mean, Swire, a firm at least 700 years old, known by those who know as exceptional developers would rather demo this building on Brickell Key, than buy land in West Brickell, the New “Front of Brickell”??

Outrageous….or, maybe they know something that others refuse to admit.

Anonymous but Smart

Yes, the front of Brickell is trending up. It’s an ideal opportunity zone because it is the first impression people see coming into Brickell, and surrounded by high-end popular areas. There are a ton of parks and luxury riverfront projects going up. It’s elevated above sea level so it doesn’t flood. The thriving core is projecting west along the Miami River and people are seen walking all around when it’s only about 50% developed and projected to double its population in the next few years.

The entire McDonald’s block at the Brickell frontage is available and could be a BCC scale project with recent new RTZ zoning, and very connected to BCC.

Bruno

Yes. It’s been For Sale for at least 5 years.

Why are developers building so much east of SW 1st Ave while that McDonalds and vapeshop strip center is the most prominent retail in West Brickell?

Capitalism is the reason why all these condos get built in the 1st place. Brickell Key would still be bay bottom without capitalism. You want government-provided housing? Plenty of other countries out there to live in.
