Naeem Khan Studios Proposed On The Miami River, With Riverwalk

The Naeem Khan Studios proposal was reviewed by the Miami River Commission’s Urban Infill and Greenways Subcommittee meeting on March 20.

The proposal includes two buildings at 1175 NW S River Dr. In total, 80,080 square feet is being built.

A five-story studio building will include 45,420 square feet of space. Next to that, a four-story school building with 34,460 square feet is planned.

No parking will be built. To meet city parking requirements minimums, the developer is asking for a waiver to allow for a 34% parking reduction from 70 to 46 spaces, and will lease 42 spaces offsite with another 4 spaces from on street parking.

A riverwalk is planned behind the complex.

Alfonso Jurado Architecture is designing the complex.

Hmm If my memory serves me, this was supposed to be on building. Now two? I guess it doesn’t matter since it’s a good for the area. The parking there should be fine and the proximity to Mas’s 400 units should bolster the project.

The city should be promoting the use of the sea wall for boats. Each boat has a direct impact to all the ancillary services in that area including certain types of basic labor (boat repair, electronics, and regular maintenance).

Too bad the Art Deco building which stood here was demolished instead of restored and incorporated into development, but this in an alright addition to Riverside.

…and a vocational school? Sounds interesting but, isn’t this land zoned “marine industrial”? what’s the marine industrial component?

How will the City enforce leasing off property parking? What if they choose to stop after a few years? Doubtful the city would come after them.

They should be forced to build parking like everyone else.
