Natiivo Announces February 2021 Groundbreaking, Will Include Gale Hotel & Residences

Downtown Miami’s proposed 51-story Natiivo tower has announced a groundbreaking date and hotel operator.

Construction is expected to begin in February 2021, with opening in Summer 2023. Permitting is already underway.

The developer also announced an operator for a hotel and condo-hotel.

Gale Miami Hotel and Residences will manage hotel rooms and condo-hotel located on floors 11 through 23 of Natiivo.

Natiivo will include:

  • 100 Gale hotel rooms
  • 140 Gale hotel-condo units (for sale)
  • 127 Creative HQ office condos
  • 448 residential condos
  • 70,000 square feet of amenities curated by LDV Hospitality
  • Ground-floor Italian market and restaurant called Dolce Mercato, and Bodega

Over 64% of the residential condo units at Natiivo have already been sold, including 12 sales in October alone.

The project is being developed by Keith Menin and Marisa Galbut, who have been mentored by their father Russell Galbut, the founder of Crescent Heights.

Pricing for the Gale Miami Hotel and Residences will start in the $300,000s, with Cervera handling sales.

Arquitectonica’s Raymond Fort and his father, Bernardo Fort Brescia are designing the building, with interiors by Urban Robot Associates.

Park West and Miami Worldcenter are not “a residential area”, but a mixed use urban center. The AAA is across Biscayne. Doubt anyone lives there. MDC isn’t exactly “residential” either.

The prime locations towards the bay with direct views are going to be for condos as they can charge a premium for the views. Office space and retail will rise towards the back where the views may not be as nice, but the land is much cheaper.

Also don’t forget all the office space coming to Biscayne Boulevard one block way and that’s where the ICONIC buildings should be located. Nice infill next to new shopping and entertainment
