At 57-Story Echo Brickell, Nearly Every Condo Has Now Closed

PMG’s Echo Brickell is a success.

Almost every condo in the 637-foot tower has now been deeded over to their new owners, around four months after closings began, county records show.

In total, 164 deeds have been recorded in the 172 unit building.

There are 61 units listed for sale on the MLS, with asking prices starting at just under $1,000 per square foot.

One unit that remains unsold: the Carlos Ott Penthouse, which is among those listed on the MLS and still owned by the developer.

The two-story penthouse includes 11,500 square feet of fully finished space, with design overseen by Carlos Ott. Features include 23-foot ceilings, an indoor pool, private elevator access, and over 2,000 square feet of terrace space.

This building has turned out nicely. Much better than panorama tower.

Did you just compare Echo Brickell to Panorama? Saying that Echo Brickell turned out better than Panorama is like saying that your meal at Zuma was more enjoyable than the one you had at Denny’s.

If you go modern, this is the way it should be.

Beautiful views of Little Havana

The white grout seeping through the black bricks on the front of the building makes it look old and trashy.

Saw that yesterday, looks horrible, can’t believe they haven’t repaired it yet…imagine how many hidden defects there are.

Beautiful. And at only 4.35 million. Not bad. Not bad at all.

At only 4.35 million not bad? Are you the listing agent by any chance? Be realistic people, it’s. Rip off.

Not that I am an expert on $4m condos, but that doesn’t look like a $4.3m place to me. If you are in a condo for $4m, a large part is for the views. And those views, frankly, look terrible.

Would you rather be looking at somebody’s toilet at an angle from an Icon Brickell window?

You mean to say….The pictures that were posted of the views look terrible.
When you see the views with your own eyes, it is hard to say that the views are terrible.
The finishes in the residences are top notch too. Very well done.

Nice building, nice units, very small lobby BUT MOST IMPORTANT significantly overpriced!!!! Who will be the next sucker to pay $1,000 per SF for a $1.3M 2 bedroom on Brickell avenue with partial views?? The 61 people that have listed their properties will either have to keep it 10 years to recoup investment or sell at a loss….. I feel sorry for the 172 “new” owners that thought they where buying an “investment” they will loose money every month from condo fees, property taxes and interest on loan and loose money again when they can finally unload it….

So do you recommend paying a little more for th “01”?
#1. Do you ASSUME that 172 new owners bought to flip?
#2. Andres, I would love to afford an “01” this building is spectacular.
#3. Your writing tone sounds confident. Like you know what what you are talking about. If I were making $400k in salary per year….had a $5M net worth…and wanted to live in a new building on Brickell, what do you suggest as a better choice than Echo?

The top of this tower look unfinish. They should have taken the glass all the way up to the top. The way it look now is kind of ugly.

I wouldn’t “ugly,” just unfinished compared to what they presented to us in the renderings.

no pool! You barely can put your feet in there! At that price having no decent pool area is outrageous!

And no spa or theater! At $1,000+ psf, you’d think the place would at least have a spa and theater. Don’t get me wrong…there’s nothing wrong with having a no-frills building, but only if the maintenance dues reflect that. These guys are charging around $1.00 per square foot in monthly dues!!!

What is very nice is that the living rooms and the Master Bedrooms have internal wiring and recessed speakers for surround.
Also, the balconies are deep with Summer Kitchens (refrigerator and grill)

The pools are 4 1/2 feet deep. You must have REALLY big feet.
