New Filing: Edgewater ‘Condo-Style’ Luxury Multifamily Building Will Have 324 Units

An Arquitectonica-designed luxury apartment building in Edgewater is now moving through the pre-development phases, with platting documents just filed with the county.

The new plat will be known as “Oak Row 2900,” according to the February 2 filing with Miami-Dade planners.

Oak Row 2900 will be developed with 324 residential apartment units and 18,814 square feet of retail, the filing said.

The replatting is for a 1.5 acre property purchased by Oak Row Equities and LNDMRK Development at 401 NE 29th Terrace in October 2022.

The new project will be a “pure multi-family project” with luxury amenities, condo-style living, and bay views from all units, the developers said in a press release at the time.

Other projects in planning by Oak Row and LNDMRK include a 40-story tower 2600 Biscayne. Oak Row also recently broke ground at the 1-million-square-foot The Wynwood Plaza.

Cool design, but Edgewater seems to have more supply than market demand.

Developers should invest in modern architecture and world-class designs around redeveloping Brickell, where there is high demand for ultra-luxury boutique buildings with designs like this and low supply.

Developers could be getting a narrow picture from local development agencies, but should look at developing areas near but outside the DDA zone with enhanced architecture and infrastructure and less taxes.

Brickell is just getting started in terms of development, and Edgwater is a long way from seeing any return on investment.

There are a lot of entry point properties in Brickell that are ripe for grand world-class statement developments that will have a greater positive impact for Miami.

Brickell is very nice but some units in luxury buildings are workforces housing. Why should the rest of Miami be handling housing any differently? The next one should be in Edgewater, Midtown, Design District, Claughton Island, Park West etc. not clustered together in one neighborhood.

Agree, workforce housing residents are better neighbors than Airbnb transient building fly-byers. Workers care more about the longevity of the community.

4 ambassadors should be converted to affordable housing, or better, some of the older buildings on Brickell Ave or Claughton Island could serve this need. Workforce housing shouldn’t be clustered in one spot (defeating the purpose) Wynwood, Midtown, Edgewater and park west all urgently need affordable housing in the near future.

There’s tons of public space in Brickell. The only public space in those neighborhoods are construction lots and cemeteries, and they look like graffitied strip mall central.

Brickell has so many waterfront look out spots and new parks being designed right now, the underline leads bikers to Key Biscayne, there’s so much under utilized space in and around Brickell! This area will thrive sooner and for longer than any of those other spots.

We moved from NYC to Brickell, there are some parts that are underdeveloped but looks like plans are in the works to give it a facelift.

Brickell has plenty of space and lively. Edgewater is planned out like strip mall suburb, and we could get that anywhere in Florida. Brickell has the tropical city vibe we want at this stage in life.

That would be great, but a metro expansion will only happen if the City is able to complete luxury development in Brickell around the metro stop. Otherwise all of Brickell will revert into a ghetto again and the city won’t have the funds or need to build a metro expansion.

Just coasting on the current Brickell reputation can’t last long. There is a very limited and aging luxury zone in Brickell, and it needs to expand to continue to be relevant.

There needs to be more luxury boutiques and high rises in and around Brickell to sustain a dynamic future in Brickell and throughout Miami.

Brickell still has above ground wires and aging sidewalks and buildings, just like the above photo, that all need to be redeveloped with a large-scale masterplan to ease traffic into a gorgeous Brickell gateway from I95…

This world-class gateway entrance should highlight the private residential serene blocks, unique in this part of Brickell, the river front and Underline.

It’s still in Brickell but just BC the DDA doesn’t tax this area – it’s either forgotten, poorly promoted or actively being sabotaged by those on other blocks or DDA who want to stop Brickell development or distinguish themselves. Make Brickell a completely finished and quality neighborhood!

The metro will never be underground. They are much nicer above ground and provide scenic views of Miamk.

We are looking at flyovers, if Edgwater is ever connected to The City of Miami.

It’ll be a vertical suburb of Miami for awhile and already pretty much capped in terms of growth potential with its infrastructure.
