New Renderings Of 65-Story Summit Brickell

New renderings and details have been filed for the Summit Brickell tower, which is currently moving through the approval process.

Developers are seeking site plan and zoning approval for the tower, and filed a presentation with the county earlier this month highlighting the refined design.

The 65-story, 750-foot tower is planned to include 505 residential units, 1,933 square feet of ground floor retail, and 500 spaces in an internalized garage, the presentation states.

The proposed public benefits contribution has been increased and now includes $575,000 to be used towards Metrorail, Metromover, or Metrobus stations. There will also be improvements made to pedestrian crossings in the area.

In addition, the developer is committing 25 units towards workforce housing. Twelve units will be reserved for households earning 120% of the area median income, with another 13 units for households earning 120% of the area median income.

Lore is the developer. Corwil is the architect.

Beautiful tower, but again, from the street you won’t be able to notice any of the details because all you will see is a lifeless grey box podium

Why no liner units?

Ms ms

Because it’s a small site, if they had liner units the garage would have to be 30 stories tall

there’s many options including automated parking, partial underground parking, car lifts (2 cars in one parking spot)…etc etc.. Most of these towers are Valet anyways so the owners never park their cars

Anon

those options all cost a lot of money, more than the developer thought they could get out of selling the units

Yeah and because of that mindset, Miami has the worst architecture out of all major cities. As long as the developers make tens of millions, who cares about what they build

Developers care about making money? Well, I’ll be. Does your employer care about making money? How can they keep paying you if they don’t? You sound like you either work for the post office or just collect trust fund checks.

low IQ comment. Developers in most other cities have to adhere to strict requirements to hide their garages, and they still make a ton of money. But it does slow the process down and decrease margins. But its obviously a good trade off

^^low IQ poster….developers develop to make money, and to make the most money possible. NOT to satisfy the whims of some podium-obsessed wanker who couldn’t buy a bath towel in one of their new projects.

It’s so cringe and sad seeing people like you glazing developers as if they are going to share their massive fortunes with you. Low IQ and poor person behavior.

Property development is a win-win situation for both developers and the people of the city. But unfortunately in Miami, it heavily favors developers. Just look at most streets in Brickell aside from the hotspots. Nothing but dead streets with 100ft concrete walls because developers don’t bother hiding their garages. This quite literally makes up like 50% of Brickell. But people like you somehow think its acceptable. Again, low IQ.

100% Wrong.
“Just look at most streets in Brickell”.
Okay. I did that. For the last 15 years there have been no “dead streets” in Brickell except for maybe SE 3rd street from the Metromover west underneath the S Miami Bridge and that is because there ARE NO buildings or garages. just empty lots.

East of Brickell Ave…12th st, 13th st, 14th, etc, And that’s not including the Terrace street which are suppose to be the service roads. Everything east Brickell Ave is like 80% exposed parking garages

It’s so cringe and sad seeing someone who thinks their own personal whims and desires trump those of the stakeholders. Low IQ people think the world revolves around them.

low IQ peeps like CTP think builders build for his own desires and not for their customers and to make a profit—what a maroon

Anon

just maybe that’s why “most other cities” are not attracting the development and investment capital Miami is 😜

It will? Last time I understood, the owner refuses to sell. The only way that lot can be redeveloped is if the 7-Eleven site next door is included.

Anonymous

Nope. The city finally stepped in and forced him to sell it recently.

Anon

How did the city force him to sell? Unless there’s back taxes or eminent domain involved, they can’t.
