New: Residence 23 Proposed By Chicago Developer In Edgewater With 369 Apartments

Plans have just been revealed in Edgewater for a 36-story apartment building called Residence 23.

The lot is currently vacant and is across the street from the Bacardi building. It was formerly known as the Edge 22 site.

According to the newly filed plans, Residence 23 is planned to include:

  • 369 apartments
  • 13,475 square feet of commercial
  • 545 parking spaces (using a 30% reduction waiver – 631 spaces would normally be required for a project of this size)

The upper roof of the building is proposed at 413 feet above ground.

TF Second and 23rd, LLC is the developing entity, and lists a Chicago address. The Trilogy affiliate paid $30.65 million for the property in March 2022.

SB Architects is the architect.

Miami’s Urban Development Review Board is scheduled to have a hearing on the proposal on February 15.

Nice and glassy. Cool design and cool garage screen. Edgewater is growing into a whole new city, it’s wild.

What property owner do you represent, and do you really think posting this tripe about inland locations being more valuable than waterfront locations will materially raise the value of these inferior inland holdings?

you think the salt water damage stops one block off Biscayne?

Nice addition to NE 2nd Ave, more connectivity to the neighborhood.

It looks surprisingly good minus the podium. If Melo across the street was able to do it, so should this Chicago developer.

Good, the Melo tower across the street gets a neighbor.

Metromover needs to be extended north.

I’d rather have the Metrorail up north to Aventura!

The Brickell 26 year old metrosexuals want free rides to Wynwood nightlife. Downtown workers commuting from NE Dade to their jobs be damned! That’s not what’s important in the big picture! /s

They have the brightline. I’d rather see the brightline station repurposed to a TriRail. There’s no need for Aventura brightline… north Miami is too congested.

Up to me, it’d be approved like yesterday. SB Architects has a worldwide reputation for doing exquisite work.

This building is rolls royce quality compared to anything Melo has done……not saying much but still don’t get the comparison.

As a former miami who lives in chicago I can say this building has a very chicaho feel, that’s the blueprint look for how apartments are built here

A while back, Crescent Heights had the chance to buy this parcel for $6.5MM. They didn’t want to pay more than $6MM. Now someone is building a tower in their backyard lol.
