Nexus Riverside Developer Signs Utilities Deal For 350 Additional Apartments

Downtown Miami’s Nexus Riverside is already under construction, with a 36-story tower rising.

The developer has now signed a utilities agreement to add hundreds more units.

According to the September 6 agreement with Miami Dade’s Water & Sewer Department, Nexus Riverside 1B will include:

  • 350 apartments
  • 521 square feet of full service restaurant

A tree permit for the 1B site was approved by Miami’s Building Department in August.

The first tower now under construction is planned to include include 428 rental apartments, 4,266 square feet of ground floor retail, and an eight story parking garage.

renderings previously showed a 20-story office tower on the site marked as the location for 350 apartments in the new utilities agreement:

For heaven’s sake, we desperately need density in this forgotten area but please change architects.

We want masterplanned streetscape upgrades here! Turn the under decks to gorgeous parks and remove the parking lots. It’s an easy fix!

Idea: we can connect it to the Underline via 2nd Ave Bridge

If you zoom in you’ll see how much nicer underpasses would look if the FDOT licenses the space to take on a park and pedestrian focused redesign

the WARF prrject down the road might change that ugly parking lot? o

This area would be incredible with top-tier architects. It’s the most creative opportunity in the city, akin to what architects faced when reimagining Hudson Yards in Manhattan.

It’s a cute building for that style there will be other bigger ones around it, few open lots to fill.

Nice work! Downtown is getting so much nicer, especially this part and Park west!!!

The city building should be replaced with a museum, park, restaurant, or a space designed for enjoying the river walk. That would be the smartest thing the Commissioners could do with the resources available.

This is best spot in downtown followed by Park West, on the water and easy access to Brickell. Would love to live here in alternative to Brickell.

If you live on ground floor maybe, but same as the Zaha Hadid building. This is a city folks

There’s no highway adjacent to Hadid building.

Brickell/Downtown Alliance

Yes, there are two highways bordering the Zaha Hadid building. It’s located directly on US Highway One at the 365 exit ramp. Don’t let anyone with a limited perspective convince you that its value is much less – in fact, it will be even more valuable due to its accessibility to the financial district and the future main attraction, the Miami Riverwalk

Anon

The interstate is further north…the naftali lot and an additional lot separate it from 1000 M.

Anonymous

The Hadid building is situated at the off-ramp of a highway and adjacent to another one. Previously, it wasn’t a preferred place to live. Just like 1000 Museum, with the construction of this building, combined with support from both the city and the private sector, it has the potential to become a more valuable and desirable living space than even the 1000 Museum!

Anon

1000 Museum is several blocks away from i395…

It looks like the interstate will mostly effect the liner units on levels 2-9…

Anon

Liner units are impacted by some street noise, better than above a nightclub.

The Metromover runs along the backside, so all the homeless taking it can see into your windows.

The metro mover faces the parking garage…..there’s no one there.

I’m a successful business owner and I take the metro, never see homeless just people in suits and and lovely tourists from Europe.

Anonymous

1000 Museum is next to two highways. Only one block at most or directly at the off ramp

Not the most beautiful building in the world but much needed development for this area. Now if we can just get the city to do their job and clean up the homeless tent city. What happened to the ordinance that didn’t allow for that? There was another proposal for creating housing for the homeless as well that I haven’t seen anything about recently. Anyone know where that stands? The problem isn’t fixing itself.

They will all move to the expansive construction area next to Park west when this is done, and then to the next work site, it’s nomadic migration.

Lol they literally have the same exact view. Both look East and west, and why are you magnifying own tiny part of the expansive panoramic view that both buildings share?

Yes….just like Aston Martin………

This is not infill, it’s really going to help activate the new riverfront area and connect it with Brickell.

As long as there are several acres of highway overpass there will be homeless.

Brickell/Downtown Alliance

Are you referring to the development in Park West with the massive overpasses? We plan to transform that area into a grand park, following Miami’s trend of creating large parks. The billion-dollar Trump Towers now line the west side of the highway, which has been transformed into Riverside Park. This location is exceptionally prime, being both waterfront and easily accessible on foot from Brickell and Downtown. I’m eagerly looking forward to witnessing its transformation and its full potential shining through!

Anon

Those towers were Trump branded, not owned, and removed the name years ago.

And no, I’m referencing the large highway directly next to the building clearly shown in the rendering.

Anonymous

There’s several acres of lush parkland that is valuable and waterfront, wait till Edgewater and Wynwood go from cool hipster industrial warehouse spots to corporate dense blocks. You’ll be wishing you invested here.

Anon

you need to chill out a little bit man its not that serious

Anon

You’re just being salty bc it’s so nice

Anonymous

More like a massive disappointment and bait-and-switch half-a**ery. Instead, the city should move its offices to leased space for the time being, traded the historic courthouse with the county, and restored it for a consolidated city hall we can be proud of… because we sure as hell aren’t with the new courthouse.

Nestled in between a power grid and an Interstate Highway. And with bum camps down the street. 🙄

Mind boggling location for a power station (downtown & RIVERFRONT, what!??)

truth teller

They have FPL stations in Wynwood and northern downtown as well. You might not easily spot them in these areas since they seamlessly blend into the surrounding landscape. Country clubs also incorporate them, cleverly disguising them with dense landscaping. Here along the river, once the development and landscaping are complete, it will truly become an urban paradise! 🏝️ 😊🌇

It was built at a time when a river was considered a utility, not a recreational amenity.

Brickell/Downtown Alliance

It’s definitely a recreational activity with how dense this city is grown – glad it’s getting redesigned!

Anon

Wouldn’t be surprised given the gross bias displayed by some comments, they have smart phones now, ya know!

anon

You don’t have to try when the city is so hell-bent on devaluing their own riverfront as much as possible.

Anonymous

Apparently we need more freeway and Metromover flyovers, ruining any streetscape potential. But don’t worry, they will stick some public “art” under and call it an “underline” where homeless definitely won’t camp out under!

Brickell/Downtown Alliance

This isn’t waterfront…it’s bordered by a parking lot to the north, an FPL station to the east, the City of Miami building department to the south, and an interstate to the west.

False. Look at the map. It’s across from the new River District mega entertainment and retail development. I have seen it in person and it’s right on the river next to the bridge, just like Icon is next to the Brickell bridge a few blocks away.

Another outsider’s perspective on Miami based on a map. What a map doesn’t capture, is that these elevated roadways offer unobstructed views of the natural beauty below, providing a pedestrian-friendly environment with fresh air, lush landscapes, and waterfront vistas. Also, this is a huge bridge that looks impressive all lit up. Surprisingly, they’re among the most pedestrian-friendly areas in Miami due to fewer cars at ground level.

Anon

When you’re on ground level it looks like a tropical extension of Brickell. Don’t let the GPS map or these comments mislead you.

Anon

Yes I’ve been there. It’s homeless city.

Anonymous

Walked by here and it’s gorgeous. So much greenery and waterfront vista and stunning architecture along the river. The only thing it’s missing is people, so you bet when there’s thousands of high warning bc individuals living here along the river and connected to Brickell it’s going to take on a new life and character wow!

Anon

Yes, all the wires and transformers are stunning. The fumes from the highway are just delightful.
