Okan Tower Announces Fast Tracked June 2022 Groundbreaking, Glass Rooftop Observatory

Turkish developer Okan Group has announced a fast track 2022 groundbreaking date for their tulip-shaped tower planned in downtown Miami.

Groundbreaking is now scheduled for June 2022, a representative of the developer told The Next Miami.

The developer also announced that plans have been revised to add an all-weather, glass-enclosed rooftop deck and observatory at the top of the tower – exclusively for residential condo owners.

Sales are now underway again for residential condo units and condo-hotel units, following a shutdown of the sales center during the Covid-19 pandemic.

“We are excited to take the project straight to contract because the developer is ready to move construction forward,” said Edgardo Defortuna, founder and CEO of Fortune International Group.

In addition to adding the observatory, new condo floor plans and lofts have also been added. Fortune has been brought on to market the tower.

The 70-story Okan Tower will include:

  • 163 residential condos rising above the 51st floor
  • 236 condo-hotel residences starting on the 36th floor
  • A five-star Hilton Hotel & Resort with 316 rooms on the lower levels

Okan Tower is planned to rise 902 feet above ground, or 915 feet above sea level. That would make it taller than any existing building in Miami today.

City records show that a construction permit application was applied for and actively worked through the approval process in 2019, but has been inactive since December of that year.

A sales gallery is now open across from the project site. Pricing starts from $387,000 for the condo-hotel units and $587,000 for the residential condos.

The area does need an office tower. Thankfully OKAN and Natiivo have *some* office components baked in – but a 100% Class-A Office tower is definitely needed. I don’t think the developers originally imagined this area as AirBnB city.

I can’t believe this is finally happening but it is. The sales gallery has been a hive of activity lately. This is absolute GOLD for the MWC greater area. YES! Let’s get this project moving again. Great architectural addition to the cityscape. And notice that condos start on the 52st floor — meaning unobstructed views on the S side where Melo’s Downtown 5th apt towers are (which I believe are 49 stories).

Good news. Projects like this Okan, Paramont, Legacy and Aston Martin, one prettier than the other, will leave the legacy of a beautiful Miami skyline. I think it’s a shame that the observatory at the top of the building is restricted to condominiums. I hope the developers will repeat that, not least because charging tickets for the observatory could be good revenue for the building. Would this bring more movement and discomfort to the tenants? Well, the hotel will take care of that.

Notice how the top stands out from the rest, with all their flat tops? Instantly recognizable, just like the Chrysler building in NY. This is the closest yet to iconic status for Miami. If this gets built according to the rendering, Miami will have instant bragging rights.

It’s hard to say which is the most beautiful building in Miami. For me, Aston Martin and Okan. The differences: first, that the Aston Martin is already a reality, while the Okan remains a promise; second, the Aston Martin will be much more visible, with an unobstructed view of the city from various angles, while the Okan will be surrounded by other buildings and only its top floors will be visible.

I think both names will be used interchangeably for the foreseeable future. I think there are various reasons for this, the most obvious being that many people aren’t even sure how to pronounce Ferrè. Lol But also, the name of the Metromover station is still Museum Park and people see that on signs, etc.

Maurice Ferré was an extraordinary man and considered the Father of Modern Miami. He changed Miami’s trajectory and the least they could do is name Miami’s most important park after him. Museum Park is generic.

He was in office from 1973 to 1985, not quite the best chapter in Miami’s history. Same with Koch in NYC and Daley in Chicago. So many things are wrong with those cities because of them. I suppose at least with Koch and Daley, far more worse people were in office after, currently or incoming… and I suppose with Ferré, he developed downtown Miami’s most prominent post-war high-rises (100 Biscayne), and endorsed Rick Scott in 2010, who laid the foundations for Florida’s economic miracle while other states are contemplating lock-downs coming winter.
