Okan Tower Reaches 12th Floor, 60% Sold

Developer Okan Group says it has reached two milestones at the under-construction Okan Tower.

Sales have surpassed the halfway mark and are now at 60%, and construction has advanced to the 12th floor following the completion of a massive 290,000-square-foot parking podium.

“We are thrilled to see Okan Tower’s incredible momentum as it takes shape,” says developer Bekir Okan. “Achieving this sales milestone underscores the demand for its world-class offerings and Hilton Hotels & Residences’ services. With the tower now reaching the 12th floor, we are one step closer to delivering a sophisticated landmark that will elevate living in the heart of Miami’s dynamic downtown.”

Buyers have come from around the world, including Argentina, Mexico, the United States, Colombia, Turkey, Spain, and Denmark.

One floor is now being completed per week, with work commencing on the hotel level.

The building is planned to top off at 70 stories, or 902 feet, making it among the tallest buildings south of New York.

The complex will include a 316-key Hilton Miami Bayfront Hotel, along with 236 condo hotel units managed by Hilton, 163 Sky Residences, and 64,000 square feet of Class A office space.

Only 60% sold??? Okan Tower originally launched sales in 2018! And the market was white hot in 2021 and 2022, so how is it only 60% sold?

I image with the delay and overall slow pace of getting construction started had something to do with slow sales up til now. Now that the project completion looks solid, sales will pick up.

The developer does what he wants.
If he wanted 100% sold, he would have lowered the prices. Clearly, he is not hurting for capital.

Hopefully they will be able to do 1 floor per week after this level is complete.
The 12th floor is the amenity floor and requires a lot more time to complete. This floor started construction before the new year, and was about 1/4 complete as of yesterday.
I have tracked the construction of this building for at least 1 1/2 years.

One of the few real skyscrapers in a sea of mostly generic 300 to 650′ boxes. Miami still has very few 200m (the 649′ ASL) buildings and none over 250m (panorama and aston martin are about 250m).
