Okan Tower Unveils New Renderings Of Hilton Hotel, Completes Supertall Piling Test

New renderings of the Hilton Hotel planned inside the Okan Tower “megaplex” have been revealed.

The developers also announced they had passed rigorous new piling tests mandated by the City’s building code for supertall towers.

The Hilton will be located on levels 13 through 30 of the 70-story tower, and will include 316 keys.

The renderings show the lobby entrance, reception area, and lobby bar, with interior design by Adil Tunca.

The hotel will have three dedicated amenity levels including a pool, fitness center, spa, and meeting rooms with ballroom space.

Okan Tower will also feature 163 private residential condos, 236 short-term rental residences managed by Hilton Hotels & Resorts, and 64,000 square feet of Class A office space.

Architect Behar Font & Partners is designing the tower, with a curved façade said to be inspired by the Turkish national flower, the tulip (developer Okan Group originates from Turkey).

According to a press release yesterday, Okan Tower recently underwent rigorous new piling tests mandated by the City’s building code for supertall towers over the past few months. All pilings passed their tests and the next phase of pile drilling is underway. Okan will be one of Miami’s tallest towers at 902 feet, the release said.

Completion of the project is expected in 2027.

I’m most excited for this project. I think the architecture is striking. This will definitely be an iconic structure.

Supertall piling test, but it’s not a supertall. The last info we have on this tower is 893 FT AGL tall, well below 984 FT AGL for supertall status.

Tenacious but for miami anything over 200 meters is like a supertall and with flat roofs the buildings are actually higher than some phony supertalls like philly comcast center or whilshire grand. Look how big Muse and the new taller 650 to 750′ bulidings in Sunny Isles Beach are like..

Omg!!! This is actually happening

I thought the logistics for supertall mixed use hotels was to put the hotel levels closer to the top to widen the market of the views, cycling more people through, like a high money observation deck, while still keeping the some of the highest levels as penthouses. But 13 to 30 is just above the parking garage..

That’s not the case here–the hotel floors will have their views obstructed by Downtown 5th to the south, while the condo floors will have the better sight-lines above.

In Asia, most mixed hotel/condos have the hotel on the top floors. Some even have the lobbies on the top floor, which makes for an amazing ck in experience. However, here in the U.S. for some reason, it’s inverted. Not sure the reason.

Probably because the sale price of higher floors makes more financial sense

It would be nice to have a top floor hotel with an infinity pool facing the skyline.

Can’t think of any building in Miami with Condo/Hotel, Condo/Residences and Hotel with that set up.

Four Seasons, Conrad, Marquis, Epic, W Hotel Residences, and SLS Lux all have the Hotel units on the lower floors and the residences at the top.

There’s also a trend of 0 observation decks and only failed observatories like skyrise.

The SkyRise will happen sooner or later. Maybe with a different design but it will happen.

You may want to apologize to your Statistics Professor.

“Trend of 0” is not a trend.

Not so coincidently, there are not any Tuna Fish Schnapps themed pop up cocktail lounges.

When something is a stupid idea with ZERO consumers demanding it, there aren’t any entrepreneurs trying to satisfy that Non-need.

I love this building! Truly iconic. We need more like this on Biscayne Blvd.

163 Residences and 552 transient Units operated by Hilton.

If those transient units were marketed on Airbnb would the easily manipulated Karens and We-needs get upset about how transient uses are “destroying the community”?

Using taxpayer dollars to build sculptures of a guy’s arm flashing the peace sign will make the Community feel all touchy feely again.

Hotels know what they are doing, airbnb’s just dump people into the building, totally different … though seems Ora (Casa Tua) has a hotel like infrastructure with guest management and security that will make it operate the airbnb rentals more like a hotel … cool with that concept.

Sorry but you can’t call this an Iconic tower in that location and with that exposed parking podium. Cool design, but that’s about it.

That location is very central and it’s becoming one of the best locations in Miami. This is iconic in all senses.

Within walking distance to Brightline and MWC outweight being next to a prison and two towers that look like a prison (Downtown 5th).

An exposed parking garage, which is what most people will see from the street, is iconic?

Bruno

Yes, it is central. Agreed.
It is becoming one of the top 200 locations in Miami.

Been There Done That

It’s central I agree but a little too central. Right across from Brightline and in an area that just lacks charm, no water, no trees…a bit of a concrete jungle at the moment. Someone with vision needs to make this immediate area more enjoyable to walk around.

The location is horrible–in between a prison and skid row

Better exposed than what I’ve seen some attempts at concealing parking podiums.
