OKO Group About To Unveil Edgewater Project, Opens Design District Office

Vladislav Doronin’s OKO Group will soon reveal plans for a 649-foot-tall luxury residential Edgewater tower.

The developer recently opened an office in the Design District where a team of 15 employees are now working on details.

In addition to the Edgewater project, OKO is planning two projects in the Brickell area, 730 Brickell and the 613-foot South Brickell.

Doronin is also chairman of Russia’s leading real estate development firm, Capital Group (a separate venture from OKO Group), and owner and chairman of the Aman luxury resort chain. He has developed more than 75 million square feet of commercial, retail and residential space, working with architects and designers such as Jacques Grange, Skidmore, Owings & Merrill, and Zaha Hadid.

Question guys, is it feasible to raise the heights of the permitted towers in the Edgewater area?

If you are asking structure wise, concrete can support a lot of weight. So the short answer is yes. Only the zoning and FAA really dictate the height.

ill love it if he releases renderings of new edgewater project but cant help think about a crowded playing field…..is this market still strong enough to support all of this?/ smarter people than me certainly know for sure….

At current land prices and current cost of construction, he would need $3 per SF rents to make this project viable ……. My question is how deep is that $3 per SF market ?

Ya, this definitely won’t be rental. Betting on luxury residential. Elysee’s selling for $750/foot, and gran paraiso’s at $775/foot
