Omni 21 Apartment Project Planned With 97 Units

An apartment project called Omni 21 is being planned near the border of Edgewater and Wynwood.

The project site is at 100 NE 21st St (previously listed for sale on Loopnet).

Plans were recently filed with DERM for the construction of drainage wells, which usually indicates the start of construction is near.

According to a filing with Miami’s Building Department, Omni 21 is planned to include:

  • 97 multi-family rental units
  • 3550 square feet of restaurant
  • 2538 square feet of retail

The apartments will be located on levels 4 through 10.

Hard construction costs are estimated at $17,271,276.

The construction permit filing was created in June 2022, with the full plans filed in July. Review is still underway.

A demolition permit was issued for the site last year.

Modis Architects is the architect, according to the DERM filing.

Omni America LLC of New York is listed as the owner.

Current Builders is listed as the construction contractor in the filing with the Building Department.

This sounds like it will be a rather short building; I like that. Also, I think leaders should look at the possibility of creating additional pedestrian linkages between Edgewater and Wynwood. Right now, it seems we only have 20th and 27th sts.

A pedestrian crossing over Brightline tracks at 24th Street would be perfect. Links the two neighborhoods together even a commuter stop could go there along the tracks

I have talked about with my friends many times. There’s no good way to get to wynwood other than 29th ST. We need add at least a pedestrian bridge on 25th ST. Especially with all the new towers about to open/planned to the area. Melo’s urban 22, the chicago one across from it, the Kushner towers, etc. All these people want to WALK to wynwood but its sketchy!

And we need more crosswalks on NE 2nd Ave. I have seen so many near death incidents on that street.

Crosswalks need RED lights. Not YELLOW “slow down” lights that people ignore. I see people dodging cars every day – so many wrongful deaths.

I’m with you, but unfortunately, I think many people would still ignore them. People in this town – motorists, cyclists, scooter riders, and pedestrians alike – seem incapable of following rules.

Why not? West of Biscayne is exactly where density should be, not cornered along the bay. Biscayne is already inconveniently plagued with traffic. Western downtown has access to I95 so won’t create internal traffic, plus it’s being done at Brickell River District and so beautiful for Miamis western skyline where most people live and want to see a glassy nice skyline on all fronts.

A more democratically planned city would have had the lower buildings at the shoreline and the taller buildings inland. Water views would then be available to more people.

Good. I like it. I live in a 40-story-plus building, but I like the human scale of the lower-rise buildings.

Same here, the lower buildings are better residential experiences in my opinion. Less waiting for elevators and garage traffic and amenities, and more exclusivity. Also it’s nice to have a variety of scale in the skyline but the City could use some high rises around the river in Riverside and the Wharf to bring density and activity across the Brickell underpass to Little Havana / Riverside.
