One Bayfront Plaza Increased To 1,361 Residential Units

Miami’s Planning and Zoning Department held a meeting about the proposed One Bayfront Plaza, and issued draft comments on the project last week.

Developer Florida East Coast Realty already has a MUSP approval for a previous design, and is hoping to retain that approval and amend the design rather than go through a new approval under the Miami 21 zoning code.

According to the comments, it is up to Planning Director Francisco Garcia to decide whether the new design constitutes a major modification that will require an entirely new approval, including compliance with Miami 21.

The previous MUSP approval included 850 hotel rooms, along with office space. The redesign adds 1,361 residential units, and reduces the number of hotel rooms to 200.

Also noted is that the property is within a high probability archaeological site, and will require a certficate to dig.

I swear if I were in that meeting and they asked me what I thought or to weigh in. My response:

Too many god darn meetings and approvals, just start building the darn thing so we can look darn pretty.

As a matter of fact I’m an investment advisor with over 1billion AUM and my clients and I are doing very well. The city should incentivize developers to build more offices, but you’re a tool so you’re not worth my time explaining why.

Now, if you’ve been paying attention to what some of these developers have been proposing, you’ll notice that quite a few of these developments are being announced as combination buildings i.e.; condo, hotel, and office. But I understand, The Next Miami is not worth your time to read and keep up with stuff like that.

Now stay in your little cubicle and stare at your computer screen so can feel important and let people who really keep up with this site do the commenting.

There is a large demand for office, but Miami’s office market is too geographically spread to allow for the concentration in downtown and or the density to get a highrise, more demand needs to be induced to stimulate a tower to be built.

Didn’t they do this already when the Vitas building was built on that lot?
If they so much find a dog bone in this site, they will delay this project into the mid to late 2020’s. SMH.

You mean The First Federal Bank of Miami building, as it was called when constructed in the 1950s? Some Indian arrowheads were likely the least of their concerns, and the building is probably riddled with asbestos and lead paint.

They have an enclosed balcony allowing for more climate control. Additionally balconies are design prohibitive and a major risk if the building is going to continue being apartments

They will be reducing the overall size of the structure they are currently entitled to build by about 1 million square feet, going from 2 towers to 1 and reducing the size of the 1 floor-plate. So the change in allowable uses doesn’t seem like a big deal at all if everything their doing is less intensity, which is what Miami 21 would be looking at for an exception. Besides, this building looks a thousand times better and creates a connection between the metromover and the park..I cross Biscayne all the time right there and it is a nightmare. As a person who lives in the neighborhood, I welcome this over the currently approved plan.
