One Brickell City Centre Supertall Tower Gets Utilities

The developers planning the One Brickell City Centre supertall have signed an agreement to connect the tower to the county’s water and sewer system.

The agreement was dated February 22.

According to the agreement, One Brickell City Centre will include:

  • 1,170,523 square feet of office
  • 25,000 square feet of full-service restaurant
  • 20,258 square feet of retail

The developer will pay a connection charge estimated at $458,131.59. There’s also a Brickell Basin II sanitary sewer special connection charge estimated at $255.609.90.

700 Brickell City Centre LLC and Brickell City Centre Project LLC are listed as the developing entities. Kieran Bowers of Swire Properties signed on behalf of both entities.

Related Companies, founded by Miami Dolphins owner Stephen Ross, is also a partner.

Demolition plans for the property were filed with Miami’s Building Department on February 13. A tree permit is also in review for the site.

The FAA issued approval in July 2022 for a tower height of 1,040 feet above ground, or 1,049 feet above sea level. The developers have said there will be around 68 floors.

There is no turning back! this is the supertall that I’m looking forward to the most, especially since it is in the best location in the city, and the sheer size and impact that the project will have. I hope that Swire changes their minds and builds an observation deck on the top floor.

I still hope so, but it might fall just short. 68 floors at 14′ per floor it would come to ±952′. We’ll have to wait to see.

Ross has specifically said that he wouldn’t move forward until a majority of space was leased, which I believe was around 70%. Curious to know which firms are making commitments as it seems they must be getting some solid interest to begin this phase at this time…

They don’t need to compete. They both will prosper if Brickell cements itself as the IT spot to work and play in Miami. Market factors indicate demand in Brickell is growing strong.

Traffic, traffic. The whole area is already strangled. The northern end of the Brickell Bridge is a disaster. The nearby south side of the river, SE 5,6,7 streets are turning into a world class cork.

There’s barely any traffic in Brickell. Not like NYC. That’s traffic. There are plenty of alternative roads to traverse and develop in Brickell with low traffic.

Brickell has a lot of entrance/exit points for traffic to disperse, without relying solely on the busy Brickell Bridge. There are other paths with less obstructed vehicular & pedestrian flow, like the mega-scale roundabout being added.

Traffic in Brickell is stupid. A Brigde that opens every 10 minutes and remains open for 10 minutes or more. Brickell Ave going North 3 lanes that later on Brickell Bridge become 2 lanes, not to mention the “private lane” by the Epic, so only 1 lane in one of the most important avenues. Also the intersection Brickell Av/8th St.. those polititians wanted to copy Tokyo’s Shibuya crossing which deteriorates significantly the traffic flow (traffic on 8th now goes all the way to SW 1st Ave, and on Brickell Ave as bad as SW 10th St, so pendestrians can cross diagonally… wow!
