Paraiso District: How Miami’s Newest Neighborhood Looks At Street Level (Photos)

Paraiso District is the newest neighborhood in Miami, having opened earlier this year. Four towers were built, combining to form one of the biggest condo projects in the history of Miami.

Although it isn’t yet fully complete, these photos show that developer Related Group has delivered a leafy, walkable district with a bayfront restaurant and a baywalk, while spending lavishly on shade trees and greenery.

In total, Paraiso includes over 1,300 condominium units spread over four towers. (By comparison, Related Group’s Icon Brickell included just under 1,800 units, although some of those were hotel rooms).

Three of four Paraiso towers already opened earlier this year, with closings proceeding at a rapid pace. The final tower, Gran Paraiso, is expected to be completed this month.

Same old junk from Related.

Neighborhood seems like a stretch. It’s just 4 apartment towers with a restaurant or two.

Maybe an actual residential neighborhood but not what is colloquially known as a city neighborhood. There’s nothing there and its only a few blocks

Ugly towers which look nothing like the renderings and have their exposed service hallways polluting the city.

Nice baywalk.

Indeed, the rendered “bubbles” throughout the project were greatly exaggerated.

Sometimes when the light’s just right I’ve seen some pop out from the background. But rarely.

“their exposed service hallways polluting the city.”

Whew.. you must’ve searched deep into your vocabulary stash before finding the word “polluting” to place in that sentence.

I believe he meant light pollution… whether you agree or not, it is an issue.

Anonymous

Issue to who? Just close your curtains if you’re bothered by the light. Now barking dogs at night, that’s an issue.

Not sure if srs about the baywalk–the one Related marketed and committed to connecting from 195 to 395. Any news on that, outside of the DDA plans (which come nowhere near these buildings)?

I must say I am pleasantly surprised how verdant this turned out. We will see what the human interaction and pedestrian experience morphs into once all these residents move in/ investors rent out their units. Hoping Crescent Heights project due west turns out with more retail/office space so this little mini district is more well rounded from a street level basis.

Could you afford $1800 a month ? They’re condos but some will be available to be rented in the coming months.

Sidewalks devoid of people

Right.. which is why I don’t understand why some people wanna complain about sidewalks being too narrow.

While I’m no fan of these towers I will say the landscaping is very impressive…

How? I didn’t see one flower or any color or contrast

I agree their landscaping is excellent.

Politicians and media are constantly focused on issues that are divisive and don’t directly affect the people who live and work in our growing cities. When was the last time anyone heard a Senator, Governor or President or major news outlet talk about working to bring decent, market rate housing that regular working people who earn regular salaries can afford…or bringing clean, fast and reliable transit to places with gridlocked traffic, or finding more money for schools?

But they rush to talk about building giant walls or not building giant walls or Saudi journalists or migrant caravans or Iran or China or Russia or white supremacists or kneeling football players or Benghazi or Stormy Daniels or literally anything that can distract us from the fact that most of us are struggling to keep our heads above water in cities that have ever-escalating costs of living.

But hey lets just build more empty luxury towers and pretend like everything is alright.

Well, Republicans in congress are against any kind of rent control.

Uhh.. yes these apartments and homes still exist.. just not in luxury towers on the water.. or maybe in Tampa, St. Pete.

theres just a giant open fire log grill there in the middle of a public bay walk?

Anonymous

That’s to indicate that once you reached that point, you’re at the end.

All I see is maybe some extra stretches of sidewalks, a giant parking garage, and a mural that looks like something on an elementary school. Just awful!

Well, look at this way.. you don’t have to live there.

I have a unit in Paraiso Bayviews. I have to admit I was very very happy with my purchase. Even though it is a west facing view, I still have views of the water from the balcony. The condo is open and big, high ceilings and tons of light. the appliances are top notch and the roof top pool and amenities are great. The best part was it was Move in Ready, not like the other condos in Miami that are designer ready and give you an empty shell so you can spend another $50-100 a square foot painting and flooring it.

I never want to leave that place. For over three years reading all the hater remarks really made me bite my nails, but honestly I realize now that most of the negative reviews come from people who would just hate on anything. People saying this is a ghost town, boring, etc don’t even have a clue how nice it is inside and how solid the construction is. I set up my place a few weeks ago and they had their game on point, reserved an elevator for two hours and all four delivery trucks came, unloaded and set up without a glitch. Already shown it to several realtors and everyone is very very impressed. Honestly, I’m so happy with my purchase that reading these posts just make me laugh. Edgewater will become over $750 a square foot in less than 3 years and it will be over $1000 a square foot in 5 years time. construction costs are going up and the height these towers are built will not last as more development goes in the inner core and as it gets closer and closer to the airport the buildings are going to be shorter and shorter.

Nothing has the best proximity to the airport, Brickell, Miami Beach, Downtown, Design district, and the other fabulous things Miami to Offer other than Edgewater. Yes, it will take time for it to build up and people to move in but it will happen.

Ignore these people who wanna give you thumbs down, it just means there are still people in Miami who have to be dragged kicking and screaming out of Miami’s use to be backwater days into the city’s new look and ongoing transformation.
