Adler Group and 13th Floor Investments hope to build 970 residential units on a county-owned parcel next to the Douglas Road Metrorail station, just outside of Coral Gables, according to Miami Today.
The project would also include 70,000 square feet of retail, and a 150-key hotel (possible a Hilton Garden Inn). A public plaza with outdoor features, along with parking would also be built on the land.
Adler 13th Floor’s project would cost $310 million. It is being designed by Stantec/ADD Inc.
One other bidder is vying for the land. Related Group is proposing to build a $191 million project, with a a 17-story residential tower and a 17-story student residence, designed by Arquitectonica. It would also include ground-floor retail and office space.
If Dade county eventually selects a winner, a ground lease would be granted for the land. Either winning bidder would also upgrade the Metrorail station.
Other nearby projects include Modera Station, One Douglas, and Aviva Coral Gables.
