Paseo Miami Proposed On Former Boulevard 57 Site

13th Floor Investments is planning a residential project called Paseo Miami.

It replaces former plans for a condo on the site called Boulevard 57.

Paseo Miami is proposed to include:

  • 294 residential units
  • 26,659 square feet of commercial
  • 517 parking spaces
  • Eight stories

The project has been submitted for evaluation by Miami’s Urban Development Review Board. It is scheduled for review at the February 21 meeting.

I live in the area and I’m very familiar with this lot’s super sad history.
This is the new scenario that Elvis Cruz and the Morningside Guerrilla has to deal with:
1-A larger developer is involved with way more money and resources to fight back.
2-There is a new mid-rise building under construction within less than half a mile from that site.
3-There is a lot of internal tension at the Morningside HOA association; Many residents (including Mark Soika) are tired of Mr. Cruz and his gang wasting the HOA’s funds in unjustified eternal legal battles with new developments in the corridor, plus a big nasty fight with the newcomers regarding the Morningside Park which is charged with a very strong racist connotation.

Oh how I miss architecture of that era. If only so many of the boom proposals were built instead of the irregular windows and balconies, patches of sheet metal, and boxy monstrosities you see today on the sites.

This design is frightful. Almost 300 units? It looks like another max out the FAR” from Greenberg Traurig. Definetly too big for the area.

6 of the 7 architects on the UDRB Board hated the design. They held their noses and demanded at least ten conditions. They really would have preferred the developer hiring another architect and starting over.

UDRB Board imposed at least 10 conditions to its “approval”. 10 very significant conditions. Will the developers meet the 10 conditions OR will it try to sleaze out of the obligations?

Lol – with wages below the national average for college grads and cost of living higher than Chicago. All these guys are doing is crapping in our back yard and leaving. This city is destroying what made it attractive (living and the environment). I like how people like you can think of a whole smorgasbord of meaningless words to describe whatever predicament you think Miami is in versus fifty years ago. The young were finding very little career opportunities which is really a big sticking point about Miami compared to other cities, that’s just the facts. The point is, overdevelopment of investment properties is turning the city into an expensive mess and destroying our natural environment.

Infrastructure is basic necessity of any metropolis. We ignore that here and cheerlead big developments that put further strain on the current, inadequate infrastructure. Towers don’t create a viable economy, proper infrastructure, access to capital and education do.

LOL not bragging, just stating a fact that as a self employed person, it is much better to do business out of town. I hope the economy turns out as you predict because I love the core of this city and will be here for a long time.

I won’t get into the issues out of town speculators playing with our community and removing the voice of actual residents because too many big words tend to confuse cheerleaders.

The only racial connotation you can make is the opposite and for any project, over gentrification this side of Biscayne Boulevard and across the tracks. The mayor was against Boulevard57 because the developers had Venezuelan connections, but that’s political and Regaldo is Hispanic.

How many African Americans live in Morningside?
They don’t want kids from the other side of the tracks freely running in their neighborhood but some the older residents accept the park because they are used to it, plus it helps improve their image.
However, when it comes to Hispanics, it is different, they know they are coming from South American upper middle class, and they are here to stay, so little by little, they are reshaping their neighborhoods’ demographics, which is a serious threat to their wellbeing. (This also applies to BelleMeade)
What a coincidence that Both Kubik and Biscayne 57 were proposed by Latin-American developing groups, which would bring a new wave of new Latinos to the area, where slowly butchered by the Morningside association?
In both cases, after the developers invested million of dollars in the land, Elvis Cruz intentionally forced the developers to invest millions reshaping their projects, promising that once will they accommodate their arbitrary demands they will let them happen, and then, boom!!! they drowned the developers in and costly long legal battles which obviously ended with the vacant lot we all know.
This is the new face of racial discrimination in Miami.

Um, most these neighborhoods have been pluralized between White and Hispanic for almost fifty years. I’m pretty sure Elvis Cruz is of Hispanic decent. Also, those are Haitians, not African-Americans, whereas Lemon City (Little Haiti) is gentrifying across the street anyway.

Wealthy South Americans want to build invasive modernist buildings that will destroy the historic character of neighborhoods, and frankly if it were up to them, would change our planning laws to something like their home countries, where you end up with modernist tower blocks and houses surrounding miles of slums. I see them buy historic houses without understanding the rules and regulations, demolish/take all the decorative elements off, and act like what they did was completely justified.

Also, it’s not just necessarily South Americans. It can also be New Yorkers or other wealthy foreigners like Russians… In other parts of the country and other Western countries, it’s the same, except with Chinese, Jews, Arabs, etc. It’s still more a matter of society over race, and would be the same if I went to one of said countries, and wanted to build something without understanding their laws.

TBH, the previous proposal looked too modern for this stretch. Maybe it would have worked further north in the MiMo District, but not fronting Morningside. As for this proposal, no bullshit like irregular window and/or balconies and a respectable massing. I like it.
