Photo: Demolition At The Brickell Site Where 40-Story Virgin Hotel Planned

Demolition is underway at the Brickell site where a 40-story Virgin Hotel has been proposed.

According to a demolition permit that was issued in May, a total of 1,000 square feet is being demolished at a cost of $10,000.

There are multiple buildings in the property, county records show. The oldest is 1,000 square feet and dates back to 1933 (and is likely what is being demolished). The other buildings on the property are not being demolished yet.

Virgin Hotels proposed a 40-story tower on the property in 2019, including 250 hotel rooms and 150 co-living residential units.

At the time, they said that groundbreaking would take place in 2020.

Shortly after the pandemic hit in 2020, rumors spread that the company had pulled out of the deal.

Records show that Virgin has not completed the purchase of the property as of today.

Virgin Hotels does still show the Brickell tower as a future property on their website, but now lists a 2025 completion instead of 2023 as originally planned.

Miami-based Virgin Hotels opened a 1,500-room resort in Las Vegas in March, and future bookings there are said to be very strong – higher than the same period in 2018 or 2019 when the property had the Hard Rock flag.

Thought this project was dead for sure (still might be). Thought the virgin companies were struggling due to the pandemic. Hopefully it goes through. Great density with no parking if i remember correctly.

Get rid of the co-living part. That is an embarrassment to Miami. Everything in the world gets better with the passage of time, except for housing. It seems like we are moving towards less and less with housing – micro apartments and even co-living.

what makes brickell special is that it has a small village feel despite being surrounded by skyscrapers. Ihope they don’t demolish more of the small space retail to build skyscrapers. I hope this is the last high rise on south miami ave, this area has enough concrete, they should build on other areas of brickell like 1 st and 2 ave and fill those empty lots on 13 st

It would be nice to see some of the old 1920s apartment houses and folk Victorian houses preserved as restaurants or entrance features into new towers, and transfer the development rights to build higher where feasible.

Virgin doesn’t buy land and build hotels. Private developers buy land, and build hotels. Virgin Hotels put their name on someone else’s building and they operate it, or simply lend their name to it.

Hotel operators specialize in operations, they like to stay asset light.
