Yes it will, but Citadel will announce as signature tenant at OBCC and sell their assemblage of 3 “prime” sites on Brickell…just give it time.

You should go out and meet someone who built a few towers in Miami.

People today are standing on the shoulders of giants. The real risk takers are the men and woman who settled in Miami in 1896, settled into Miami after WWI in 1946, built Brickell office buildings in the 1996, and those that doubled down after 2006.

Miami has been on the upswing for over 125 years.

Just because you just noticed, doesn’t mean that the transformation just started.

This office tower has had its tenants sign leases for over 3 years now. The most notable tenant is Microsoft LA HQ.

Kirkland & Ellis has over 115,000 sq ft of office space in this 638,000 sq ft building.

That is pretty freaking notable.

Yes…it’s a nice roster of tenants: Microsoft, Thoma Bravo, Kirkland & Ellis, AerCap, Banco Santander, Sidley Austin…and the ever growing footprint for Citadel (which might exceed 115k sf at this point) + a few smaller (big name) tenants.

I work for one of the companies moving in there. The place has suffered serious delays due to a contractors f-up and they have not allowed tenants to start build outs yet. By December this year it will be a full years delay from what they promised tenants. I’m excited to work there nonetheless.

Hi. Do you or anyone know if the rear / west side of the building , going to be left as raw concrete ….as it still is now? It won’t have stucco & perhaps be painted white or gray?

Delays, Delays…delays. Developer should be honest and give a “Real Date” for completion. tenants are waiting to build out…many with permits in hand for a long while.

Was noticing the other day that on a few floors you could see partition walls going up. I had assumed that they started letting people begin their buildouts.

I don’t think the developer would allow them from pull out permits under the master permit… that’ll hold them back from getting tco

Yes. Those partitions are part of the base building. A few of he signature tenants have permits in hand (have had them for a bit – NOT under master permit. These are independent Tenant Improvement Permits) with promises to get access to their space since early ’23. They cannot start their tenant build outs until the building has TCO/Approval from the City. That is NOT happening…and the promises keep going.

I noticed that several new proposed Brickell towers (featured recently in The Next Miami) may significantly block the bay/ocean views of this beautiful building. Time will tell.

No, I assume they are working on interior details (drywall, electrical, etc). Curious the plan for the concrete backside of the building. Hope that isn’t how it will be left.

It is understandable that there are people who don’t like this art piece or that art piece.

Personally, I love that Fabian Burgos work on the SLS LUX and on Brickell Heights. It is incredible and incredibly photogenic.

The Botero sculpture at the SLS LUX is great too.
