That foundation looks like pure, solid limestone rock…no wonder it’s taking so long just to get vertical! Will be transformative once complete.

Wow! I’ve never seen them go so deep into the earth. Wonder if it will have below ground parking? Might as well…

real question… why else would they be digging this deep? of course its sub-t parking.

Impressive! Brickell’s western side is elevated and flood-free, making it perfect for modern development. These photos confirm my observations.

This part of Brickell and coconut groove actually has limestone rock

I’m not an engineer but I think it’s one of few spots in Miami where developers can build the extra super tall towers like in Manhattan.

Shame its development potential is squandered on a bunch of stacks boxes with irregular facades. SHoP can do, and has done much better.

Will this building have underground parking?

Anonymous

They need to bury the lines of 2nd Avenue

They’re required to do this for new development. Hopefully the city doesn’t waive this requirement…

They’ll spend $20 million on “studies”

Wait i thought we couldn’t do underground parking because of the water table…

No more excuses for above ground parking podiums!!…either put liner units on your podium or go underground…

We?
Developers can go underground with parking and do it occasionally. It is expensive, but not impossible.

Yes but they already spent the money digging. If they can leverage this it may not be a huge added expense and could be worth it for this central location along one of the only parks.

Up to 1,000 parking spaces? Isn’t that a huge reduction since this is a 2,000 unit equivalent project? Good news. It used to say up to 2,000 spaces.

Are there any pools in Miami that have a swim up bar?

John Wahler Aquadynamics

None. Not allowed under 2020 FBC under new 2024 FBC Swim my bars are around in hotels only

Really cool looking building with tons of varied uses, but when will they stop building new developments with such a huge amount of parking in the urban core. One of the reasons you allow such density in city cores is to allow and incentivize walkability and transit use. Car culture will never change when every new build puts aside such a huge amount of space and money to let people park their cars.

HOLD EVERYTHING! Stop the digging! I just found an empty “Rough Rider” condom wrapper that I’m pretty sure was used by two lonely soldiers during the Second Seminole War circa 1840
