Photos: First Glass Installed At 545Wyn Office Building In Wynwood, Where Architect Gensler Will Relocate

In Wynwood, the 545Wyn office building has topped off.

The project will include:

  • 298,000 square feet of office
  • 26,000 square feet of retail
  • 442 space parking garage

Developer Sterling Bay announced last month that architect Gensler had signed a ten year lease to occupy 13,456 square feet of the office space.

Gensler is based in San Francisco, but has an office at 801 Brickell which it is relocating from. Gensler is the architect of 545Wyn, so it will be moving into a building it designed.

This is a super low parking ratio for office. Considering there are no walkable metro stops, you have to have some parking to be marketable and actually get built.

I know it’s obvious, and I also know it will never get done, but Wynwood/Midtown/Design District/Edgewater desperately need transit – an expansion of metromover or metrorail or some other, equivalent, grade separated system. This area will be in constant gridlock a few years from now otherwise.

The entire firm needs to move out of San Franfeako and move to beautiful Florida/Miami. I noticed that the State dropped the sales tax on commercial leases. Good move. Go Florida and go Miami go. Keep bring in companies and people from other states.

I’ve seen some ugly parking garages, and even uglier attempts at concealing them, whether it be loud murals or pieces of sheet metal, but this one takes the cake. It looks like an unfinished, abandoned construction project when the graffiti “artists” vandalize and homeless squat.

This building is a boring glass box with a trashy parking garage perforation made of cheap corrugated steel and no amount of street art is going to make it that much better.
