Plans Filed For 23-Story Smart Brickell Luxe

Plans for a project called Smart Brickell Luxe have been filed with Miami Planners.

Smart Brickell Luxe is proposed to rise 23 stories, and include:

  • 74 lodging units
  • 53 residential and condo hotel units, along with amenities
  • 5,945 square feet of commercial
  • 75 parking spaces

Parking is being reduced by up to 50% from zoning requirements, through payment to a transit trust fund and by waiver due to transit proximity.

Ginard Studio is listed as the architect.

Smart Corner, LLC is listed as the applicant. A logo for Habitat Group is shown on the plans.

Miami’s Urban Development Review Board is scheduled to have a hearing on the proposal on May 17.

I am a fan of the expensive darker grey for this. Doing all three towers in the same white color would make it look bland and fabricated. The new design looks more custom and refined.

This area has a lot of nice white buildings but if they are all white, they will not stand out from one another. Glad to see more Brickell designs with hues of grey and pops of bright color, to break up the clusters of white buildings.

You’re right! That was one of the worst parts of the Empire Brickell design that the UDRB eventually approved. Hopefully with Empire acquiring the project it will get this high value update in final.

At least Empire isn’t fully atop a grey podium. Why are you so triggered about it anyway? Plenty of horrid projects are in the pipeline, like that “meticulously designed” box with the ground level raised above the sidewalk.

Good point! It does have partial liner units and they are really nice. Just the closest example of an isolated podium without a liner, but it’s a beautiful project too. When these are all up they will look stunning together.

The meticulous design micro unit tower is part of a big block that is for sale. I wonder if it will merge with the huge lots for sale.

Love the new retail paseos for Brickell! Located in a quickly beautifying spot, it is perfect for those here for business. Close to the Brickell hub, but offers exclusivity of a boutique building. Residents will also enjoy easy access to other neighborhoods and all Miami has to offer.

Amazing! The new design is a huge upgrade from the former design. The rounded corner and glassy finishes are perfect for this Brickell gateway block. Most upscale areas in Florida have grand artwork and designs as you get off the highway, so I’m glad Miami developers and the county are paying the same attention for this critical part of beautifying the city 👌

The city needs to address the pedestrian experience here and focus on safety as the off ramp from 95 exits here and merges with SW 3rd and forces a bottleneck (people cut eachother off trying to make the turn right on 8st, which is one-way) as this corner gets activated with pedestrians in a very short period of time.

There are a lot of bottle neck situations on Miami turn lanes. Great job explaining it. Biggest issue for urban planners working on new roads ⬆️ I also got squeezed into another car in downtown and the guy who cut me off got really violent road rage and tried to confront me. I had to distance myself… it’s not good for all of Miami.

It’s a serious issue that needs to be addresses through mass education in multiple languages towards a common goal and theme: the calmer we all are the better for everyone and getting to your destination safely is the main thing. When you put people in a 2 ton metal box they can get aggressive and detached because most wouldn’t act the same way walking on the sidewalk as they do in their cars. Road rage and aggression are like a health tax for everyone – the worst are those people rushing to the red light, like hey I got to stop faster…huh?

Fair enough, but truth—I’ve had plenty of run-ins with assholes on Metrorail and Metromover and the South Dade busway busses throughout the years. Not everyone needs a car to be rude and aggressive.

The Florida State government in does not require a drivers test for visitors and immigrants. That’s the issue – I’m very welcoming of immigrants, but some come from places that have different driver rules and need to learn the rules of our roads. It’s simple.

Like your imagination but don’t think it’s needed. I heard about plans for a new greenway underpass beautification project for 8th/9th streets. Also SW3rd is becoming very quaint and provides a pathway to a boulevard of restaurants and retailers.

in colombia there’s pedestrian bridges everywhere going over autopistas connecting apartments to the centro mall. Saves a lot of time crossing a dangerous road and is very convenient! Miami should build them.

Seems correct. The former design did not utilize the expansive western views. It was a solid wall, so this is very smart. The sunset views of Miami and coral gables in this direction are unparalleled and will be enhancement.

Isn’t that every luxury building in Miami right now? Imagine living next to a new supertalls, at least this is 23 floors and will be up quickly!
