Plans Submitted To FAA For 587-Foot Downtown 6th

Plans have just been filed with the Federal Aviation Administration for a new tower called Downtown 6th.

The filing was received by the FAA on January 26.

Downtown 6th is planned to rise 574 feet above ground, or 587 feet above sea level, the filing states.

The work schedule for the building is estimated to run from July 1, 2023 through December 30, 2024.

Last June, developer Melo Group said that Downtown 6th would rise 6o stories.

A total of 824 units were planned in the new tower, the developer said at the time.

Next door to the Downtown 6th site, the developer completed the twin 53-story Downtown 5th towers, with 1,042 apartments that quickly reached 100% leased after opening in 2021.

Melo also just opened its 58-story, 560-unit Downtown 1st, a few blocks away, which is said to be 85% leased a few weeks after opening.

Another Melo project called Urban22 with 441 apartments is now nearing completion in Edgewater.

The developer is also building Aria Reserve with twin 62-story towers in Edgewater. Construction is underway.

Okan Tower is also under construction on the same block as Downtown 5th and Downtown 6th.

Calling on the UDRB to Require Quality Design

This looks like infill, like the Empire Brickell renderings for Brickell, yet this is in a much less visible or desirable area. Hopefully the UDRB leans into its true purpose and elevates future Brickell and Downtown development.

the tulip will be next door…not all buildings can be “iconic” and there’s a serious need for affordable units (relatively speaking I understand these will be market rate)

Right. On this very same block is a Historic church, Okan Tower, and Downtown 6th. I don’t need a crazy unique design here – lets keep it simple…

It seems like a bait and switch from stakeholders downtown, promoting it as “the next Brickell.” The real next Brickell is actually in Brickell with all the ultra luxury buildings going up around the Underline. New investors should get a piece of the Brickell luxury expansion developments going up now and in the works this year…

Hmmm – may want to look read TNM more: Okan, Aston Martin, 1000 Museum (yes, already built), Legacy, Paramount – all are Downtown and that’s just a few.

There’s a little gang of Brickell Buddies that downvote anything associated with downtown. It’s embarrassing. Says more about the type of fragile ego they have than anything to do with development in this part of the city.

It started when Downtowners began smearing new developing Brickell blocks by calling them something separate or trying to devalue them. Brickell is largely funding the PR for Downtown, so it shouldn’t turn around and bite the hand that feeding it.

Maybe if Downtowners help Brickell continue to develop luxury buildings, Brickell will help support new development in Downtown…

You people are crazy! No one in brickell cares what happens downtown. They only care that it’s grows so it gives more places and options to go that can be reached without having to drive a car. Majority of the people who comment most likely don’t live in the metro.

Everyone in Brickell cares more about whether the streets in its own neighborhood are finished with high-end designs and infrastructure, as promised, in immediately walkable areas. This is THE primary concern. Seeing downtown re-emerge would be nice but it’s secondary for Brickell.
