Plans Submitted For Modera North Bayshore, With 275 New Apartments In Edgewater

Mill Creek Residential has just filed plans for a new apartment building in Edgewater called Modera North Bayshore.

Modera North Bayshore is planned to rise 31 stories, or 340 feet and include:

  • 275 multi-family apartments
  • 363 parking spaces on levels 1-8

Indoor and outdoor amenities, including a swimming pool, are planned on level 31.

Mill Creek has already completed Modera Biscayne Bay with 11,607 square feet of commercial space, 296 multifamily units and 432 parking spaces on adjacent land.

After Modera North Bayshore is complete, the developer will still have an undeveloped third parcel next to the two new buildings which will remain vacant, for now.

Corwil is the architect for Modera North Bayshore.

Miami’s Urban Development Review Board is scheduled to have a hearing on the plans on June 21.

Nobody is commenting on the fact that every single building in the first picture look alike. Such a shame that Miami, as hot as it is now, is missing out in being more selective about the designs of the developments.

Well, another building… Would be very nice to have more grocery stores in Edgewater. Walmart, Costco, Kroger, Aldi… you’re very welcome in our district 😊 Also more museums, theaters, events, farmers market, Time out Edgewater!

Walmart is absolutely not welcome in our district. They already tried this in Midtown a few years ago and residents (rightfully) revolted until plans were cancelled. Keep that shit in Hialeah.

The author mentions a 3rd undeveloped parcel adjacent to the current and new Modera buildings. Does anyone know which parcel this is? I don’t see any vacant land other than the parcel on which they’re going to build the newly proposed structure.

I assume it’s the parking lot to the northwest of the already constructed Modera building. It’s on NE 22nd St. If you’re familiar, there’s always a police car parked there.

That stretch of the street always has a sewer stench. The bay is this spot is disgusting with garbage and all the sewer overflows steaming up in there.. Gotta take care of that first. There are plenty of lots just a little north. This spot needs an environmental work first. Obvious sewer leaks. Stinks!
