Plans Submitted To Build 14th Street Tower With 398 Apartments

Developer NR Investments has filed plans to build an apartment tower on 14th Street.

The tower is proposed to rise 31 stories, or 321 feet above ground, and include:

  • 398 residential dwelling units
  • 8,539 square feet of retail
  • 451 parking spaces, with a garage in a 7-story podium

There will be 23 micro-units (below 400 square feet), 281 1-bedroom units, and 44 2-bedroom units.

The developers have previously agreed to provide workforce housing in order to obtain a zoning increase for the tower now being proposed.

Corwil is the architect.

The project is scheduled for a hearing before the Urban Development Review Board on July 20.

You must be blind, or your computer goes into a glitch frenzy every time you use Google Streetview, which would explain you thinking a glitchy mess of towers like Downtown 5th looks better than “most” building in cities where most building predate the architectural atrocity that irregular barcode window patterns are “cool.”

Nice enough base & garage wrapper, but the tower…well it looks like a low-cost, low-architecture, low-income apartment block that (25 years later) turned market rate – so it was renovated, painted dark gray with the white elements stuck on to provide visual interest and give some sense of compositional hierarchy. In this narrative, the changes are improvements. But this is a new building! And the base & garage wrapper show that the architects aren’t talentless.

South of 395, the towers reach nearly twice the height of the towers north of 395. Compare the 65-story E11even towers and this one, just 31, the same height as the other buildings shown in the renderings. Casa Bella, also north of 395, will have 57 floors. All these towers are very close to each other. The zoning law is curious.

A giant box overshadowing a historic fire station; this is almost as bad as Downtown 5th overshadowing the Central Baptist church, if not worse because at least Okan Tower will be pretty. What happened to the previous proposal of a cantilevering, angular glass tower? Too good to be true…
