PMG & Greybrook Apply For Permit To Begin Building Society Wynwood With 318 Apartments

Developers PMG and Greybrook have applied for a construction permit to begin building the Society Wynwood complex.

Plans were filed with the city on June 17.

According to the construction permit application, the Society Wynwood project will include:

  • 318 apartments
  • 54,580 square feet of retail
  • 2 levels of garage (the developer previously said it would have 211 parking spaces)

The project includes an underground lounge, rooftop bar and restaurant, and artwork painted on exterior walls.

Total hard cost of construction is estimated at $119,155,776. Greybrook says it has an estimated completion value of $262 million.

Moriarty is listed as the contractor.

The developer is paying extra for review of the plans by a private provider in order to expedite approval. The site has already been cleared.

MKDA is the design architect. Sieger Suarez is the architect of record.

That’s for Pilos, dirty rabbit, racket and j Wakefield to figure out. People don’t pay over $2000 a month for a 1bd rm apt alone just to hear noise from an outside club or a very loud inside club all night.

As more people move to Wynwood to live there, I believe there will definitely be issues regarding noise from bars and clubs. It’s hard for those 2 uses to co-exist. I live in Edgewater, and I hear the bass from an open-air club that’s 2.5 blocks away from me. I’m on a pretty high floor, and my unit has impact glass, too.

You hit the nail on the head. Allowing so much residential development in a primarily entertainment district will eventually create conflicts over the character of the neighborhood, driving out the clubs, draining the color, and turning it into another midtown. The destination restaurants may survive in the short term, but will eventually evolve into more moderate offerings.

Anything interesting and new is going to open in Allapattah from here on out, then the old guard slowly gets “quality of life”-ed away in Wynwood, and then new apartments start in Allapattah, then same process there, while the new and interesting start opening in [“Little River”/”Leah” Arts District/insert other neighborhood here], and so the cycle goes…

The point is all the new development will eventually drive out the wynwood Art/club vibe, leaving a bunch of concrete canyons occupied by dink’s and yuppies. Same “development” pattern repeats itself and a neighborhood loses its uniqueness. A failure of city planning writ large.
