Pre-Application Filed For 398 Units In Rapid Transit Zone

Related Urban Development Group has filed plans for a housing development in the Rapid
Transit System-Development Zone.

The project name is listed as Claude Pepper in the filing. Units would be “fully affordable.”

Conceptual plans show the project would include:

  • 398 units
  • 4,400 square foot community center
  • 410 parking spaces

CFE is the architect.

The nearest Metrorail station is a 14 minute walk away, according to Google Maps.

The developer filed a request on January 13 for a pre-application meeting with Miami-Dade planners to discuss the proposed project.

Related is a big developer with a lot of money, I think they should do something a little more decent than this

TBH, looks less offensive than a lot of their market-rate Arquitectonica crap. Hopefully it’s for everybody in the respective income brackets and not only those aged sixty-five and older.

This will breathe some much-needed life into that blighted area. However, is a 14-minute walk to MetroRail really doable, especially during the Miami summer? At what point is it too long a walk to qualify as a TOD?

I think TOD is within 1/2 mile radius of the station. This site is a little more than 1/2 mile.
