Pre-App Filed For 761-Foot Office Tower At 848 Brickell, Designed By SOM

An office tower designed by one of the world’s top architecture firms is in planning at 848 Brickell Avenue.

A pre-application for the project was filed with Miami-Dade County planners on July 28 (renderings were not included).

According to a Letter of Intent attached to the filing, the new office tower at 848 Brickell will rise 51 stories, or 761 feet, and include:

  • 704,000 square feet of Class A office space
  • 7,500 square feet of retail
  • 1,065 parking spaces

848 Brickell, LLC, an affiliate of Key International, is the developer.

Key is headquartered in an office building currently on the site. The existing building has around 100,000 square feet of office and retail space, along with a four-level parking garage, according to the developer’s website.

Skidmore, Owings & Merrill is shown as the architect. Burj Khalifa (the world’s tallest) and One World Trade Center are among the towers designed by the firm.

I remember when 848 Brickell was being built circa 1980. Now someone wants to tear it down and replace it. Crap I’m getting old.

Strange. All you here on the news are how offices are still pretty empty and companies are reducing their footprint. Can anyone in real estate explain what’s the appeal of building an office tower vs residential tower in the wfh world we now live in?

Ignore the headlines. I’m an Associate at Blackstone, and there is now an office mandate (for all global offices). Now that we have seen many layoffs, relatively speaking, employers have regained leverage. If you don’t want to be in the office, someone equally qualified for your job can replace you. And because of these mandates, the top firms want to have leases in the best buildings, wit the best locations and amenities, so they keep building offices. The Key is a Class A office. Everything else will struggle or die.

SOM has created several important buildings and projects in South Florida going make to the 1980’s with SE Financial Center (Nat Owings design Partner), 801 Brickell Ave (Raul deArmas design partner), Brightline, and Ft Lauderdale Federal Courthouse.This location will be well designed and will more than likely have great performance criteria guiding the design. This will add to Brickell and Miami and make what is a significant skyline that much better.

Zyscovich was the co-architect for Brightline and it got watered down and squared off, and the Fort Lauderdale Federal Courthouse design is a joke. Childs did do Una, however.

Its because ARQ has consistently been a firm that follows trends other than be a trend setter. They have always lacked design authenticity and make Philip Johnson spot on when he says…“Architects are pretty much high-class whores. We can turn down projects the way they can turn down some clients, but we’ve both got to say yes to someone if we want to stay in business.”

I hope they are designing these towers in a way that are easily converted to apartments. Or better yet, make them mixed use from the get-go. 50% office, 25% apartments, 25% hotel, with retail at the bottom. Everywhere else in the country, commercial real estate is doing terrible.

There’s a significant influx of new luxury residential developments on the west and south sides of Brickell, just a few blocks from here. Having an office space of this caliber will be instrumental in attracting new residents to the more residential areas of the neighborhood.

100-year-old office buildings are converted to residential or hotels, so it shouldn’t be a problem. That, or it would be demolished and replaced with a new residential tower.

Buildings are built to meet perceived demand, not to satisfy tower nerd fantasies. Given the current climate, it’s amazing another new office tower is being proposed at all.
