Predevelopment Loan Issued In Brickell, Ultra-Luxury Condo Planned

A developer has secured a predevelopment loan for an ultra-luxury condominium tower in Brickell.

Yamal Yidios, CEO of Ytech, secured the $19.5 million loan for an assemblage known as 41 and 75 Broadway.

The loan was issued by Israel Discount Bank.

Predevelopment activities, including the demolition of existing structures, are already underway at the site.

In 2022, the FAA issued approval for a tower on the site to rise 853 feet above ground, or 874 feet above sea level.

Ytech recently broke ground on another ultra-luxury tower called The Residences at 1428 Brickell a few blocks away.

“With the predevelopment loan secured and demolition underway, we are setting the stage for a transformative development at the Broadway assemblage, located at 41 and 75 Broadway. These milestones, along with the recent groundbreaking of The Residences at 1428 Brickell, exemplify Ytech’s commitment to delivering the most exceptional developments in Brickell,” said Yidios.

Is the assemblage the whole lot or just that western portion?

Just the Western portion, the other one is the 1428 Brickell project.

Surprised Cervera didn’t go into partnership & build that entire triangle lot. BEST location. In front of the park. Amazing views forever.

Bravo, Ytech. I’m sure it will surpass expectations. Their other development 1428 Brickell is the best project in this market.

Yes, I agree. Your 1428 Brickell is redefining our neighborhood.

Considering the shape of the lot, hopefully it’s an interesting tower, and not a box or two.

Well, those Alicia Cervera properties would sell soon- in one eco cycle or another. I guess, ithis is the one. Just strange that people are fine to live blocks from direct water views. Yes, new? But inferior views like 1428 and Cipriani. BTW, when will YTECH ever finish One Broadway. We are now on year 7 or so?!!!!! Why so long in the tooth by now?

While it wasn’t necessarily the greatest building, they neutered One Broadway into another glass box. SAD!

Definitely not… New York is on a level of its own compared to all other US cities. Miami is far behind but still ranks 2nd for all US cities in terms of skyscraper construction. First we got to pass Chicago and then we can set our sights on NY. Miami 3rd biggest skyline in the US and building the 2nd most in the US. Not too shabby

It takes 2 (hundred meters)

Chicago is catchable maybe, but New York City and Toronto are not. Turns out Toronto easily holds the North American record for tower building right now and it’s already ahead in total so it and New York City are not catchable.

But to be fair, NY City encompasses 304 sq miles of land compared to Miami’s 36 sq miles of land. Miami is actually a tiny city holding the 3rd largest skyline. LA encompasses 468 sq miles or land and their skyline is lackluster and not growing at a significant rate.
