Related Group & Lndmrk Buy Edgewater Development Site

Related Group & Lndmrk have just closed on a development site in Edgewater.

PPD Edgewater LLC sold the 18,000-square-foot property for $12 million. It last sold for $7.7 million in 2021.

The selling entity is managed by Esteban Koffsmon, who is Executive Vice President of Development and Construction for Chateau Group.

Koffsmon had plans for a 62-unit luxury condo tower designed by Dieguez Fridman Arquitectos & Asociados.

“This newest acquisition is another step forward in our efforts to solidify the area as a true hot spot,” said Nick Perez, President of Related’s Condominium Division.

“We look forward to expanding our relationship with Related, who is also our partner on two other nearby projects, The Dorsey and NoMad Residences Wynwood,” said Alex Karakhanian of Lndmrk Development.

Joel Rodriguez and Alex Suarez of Global Investment Realty brokered the transaction.

I just wish Edgewater felt less like an agglomeration of high-rises, and more like a neighborhood with a central hotspot. Kind of what like Mary Brickell Village does for Brickell.

Needed to be more connected street level with walk thrus like Wynwood or a central gathering place like Mary Brickell Village

Margaret Pace Park could play that role if all of the empty commercial spots were used. We still have large spaces in Aria on the bay. Also if people picked up after their dogs.

Edgewater doesn’t feel like a neighborhood at all and it’s mostly because of the street layout. Bayshore should have continued north to 36th street. This is probably why Edgewater lacks street level activity you can’t going completely north/south without having to walk to biscayne.

It doesn’t help that it’s mostly dead-end streets and developers got away with offering little retail at street level and parking garages spanning blocks, Miami21 waiver after waiver. Paramount built under old code has a better form.

the area between NE 21 and 29 street facing the bay will look imposing a few years from now. Elysee , Missoni baia the aria reserve twin towers. the 3 towers on the biscayne 21 complex and the villa residences are all located on this area.

I thought that this lot was supposed to be where the parking garage for Villa Residences (by 1000, Terra and MFG) was going to be located? What happened to that parking garage?

That parking garage will go directly west of this lot that just sold. It is a total of 3 lots and the structures on them will be demolished to build the parking garage

City has to realize they control the strings. All large projects must allocate public space … no ands ifs or buts does it cost money to maintain public space yes!… city will split the ongoing cost… deal with it, great cities deserve great public spaces
