Related Reveals Details Of 75-Story Baccarat Residences Brickell, Planned To Break Ground In Early 2022

Related Group is moving forward with Baccarat Residences Brickell, and the developer has now revealed more details of the project in the Herald.

The first tower at the Baccarat site will be 75 stories. In total, three towers are planned.

Over 300 condo units are planned in the first tower, along with at least 40 riverfront villas.

Prices will be on the $800 per square foot range.

Amenities will include:

  • Fine crystal chandeliers made by France’s Baccarat
  • Aged French oak floors
  • Interiors melding 18th-century Paris with 21st-century Miami
  • A permanent art collection with rotating exhibitions
  • A curated collection of furnishings
  • Access to the 1 Hotel Beach Club in South Beach

Groundbreaking of the first tower is expected in early 2022, with completion in 2025.

Two additional towers could include office and hotel components, although that could change depending on buying interest in the first tower.

One of those towers is already in permitting.

Records show that a 47-story tower planned for the property with 506 residential units continues to move through the building permit approval process. The permit was applied for in December, with the most recent activity taking place February 12.

Arquitectonica will be the architect for all three towers.

Another beehive in Brickell, behind Icon Brickell and Epic, which dont sell for more that $500.a.sft.

1400 units is NOT luxury.

Crazy that Baccarat accepted to use their brand for this.

I believe they are just posting an observation. The units will start at $800sf while units across the street, on the bay side of Brickell Ave., sell for $500sf. This is a real estate site; property values are a part of the conversation.

The rendering doesn’t include citicenter, brickell heights, panorama, flatiron, SLS lux, SLS brickell, Echo, etc etc. There are some gaps still in downtown but brickell is almost completely filled.

“Access to the 1 Beach Club.” Has anyone been to the beach there lately? It’s a swamp of new yorkers. Literally every square inch of their beach area has a chair. Having access to that beach is going to be equivalent to having access to the LA Fitness in Brickell.

Related built and sold as luxurious living the Hyde Resort and Hyde House in Hollywood. 350 units each. These 2 places are the hood… a zoo on weekends! My friend has been trying to sell his unit $100K less than he bought it just to get the hell outta there. I don’t see it happening!

this project, especially at 750’+ will partially block the east view from One River Point, you think that will further stall that project? Or there is enough separation between the sites that it doesn’t matter?

Definitely enough separation. One River Point is by the Miami Avenue Bridge. This project is more south and by the Brickell Avenue Bridge. It’s going to affect some of the views of the people who live at 500 Brickell and Brickell on the River.

Nobody’s is recognizing the horrendous impact this will have on traffic on 5th Avenue and Brickell Avenue. How many cars will it add to that intersection? I read the consultants traffic study and it is full of BS.

Look for quality building methods, design, space, view, money… other than that Name doesn’t mean anything unless the person is very shallow.

Call it the Taco Bell Condos or God’s Living Room… After you walk past the sign in the front door, it just doesn’t matter.
