Remodeling Permit Applied For At Brickell’s Tobacco Road Block

A remodeling permit has been applied for at 620 South Miami Avenue, according to Miami Building Department records.

It is for a building on the same block where Tobacco Road once stood.

According to the October 4 permit filing, a total of 2,005 square feet is planned to be remodeled, in the animal hospital/kennel/pound category.

The estimated cost of construction is listed at $175,500.

In 2018, developer Swire Properties filed plans for an expansion of Brickell City Centre onto the block, connected by skybridge. That project was never built.

The property is owned by Tobacco Rd Props Holdings LLC.

It’s not that hard for them to just take the block and put it in a museum, they should’ve done that with tobacco road itself to preserve the history instead of knocking it down, foolish missed opportunity

Great question, and the next sentence seems to suggest that you have a wrong answer in your mind.

The developers who have the money and expertise to develop the land that they own, understand that building 100’s of thousands of sq ft of Retail/Office all at once will all but guarantee vacancy and failure. Swire developed BCC and there only stated regret is that they focused on opening too many retail stores fast and not enough restaurants fast. There retail component had high vacancy for too long.

IF they developed that Tobacco Road block to “built up simultaneously with the rest of BCC”, they would have had even more vacancy, lower rental prices, disgruntled retail tenants, and an EXTRODINARY property tax bill on empty, expensive retail foryears.

They also have an obligation not to take anyone else’s rights, like egress and ingress in other words the ease of getting in and out of our homes with access to get around. But I agree they have a right to redevelop with ann obligation for this transformative nature, with urban planning for the public anreas all impacted, and love that it’s being redeveloped!

Swire will be developing the office tower at BCC before doing this expansion.
The plan is to do a temporary remodeling until Swire redevelops the property.

The way that I read that post, “The entrance to Brickell coming from the bridge into the roundabout…” seems to mean that entrance over Brickell Bridge on Brickell Avenue heading South and the second right (SE 6th St) that goes into the roundabout on S Miami Ave, just south of the Miami Avenue Bridge.

Totally agree. I think that the developers of Brickell World Plaza (600 Brickell Ave) thought of that, and the developers of 500 Brickell Ave were thinking the same with that arcade styled retail on that north side of SE 6th Street.

Add in the density that will come with the redevelopment of the waterfront church site just south of Brickell Park, and that will be another nice East/West Corridor to complement what Swire will do on SE 8th Street.

It will be a disaster for some people.

The TNM has a diverse audience posting here. There are a good number of them who have nightmares about walking on sidewalks, or operating a bicycle without special bike lanes built to their exacting specifications.

For above average people, navigating by car will be very easy. Slow, but easy.

We can test your hypothesis.

IF burying electric wires is necessary to build Brickell up, THEN by not burying the electric wires will necessarily prevent Brickell from building up.

Brickell has been being “built up” more and more every decade since 1896.

There is insufficient evidence to support the hypothesis.

Are you kidding?
It is about all they talk about for Brickell when you join any of the City Commission meetings.

How are going to spend more money on traffic this or that. How are we going to get rid of electric scooters, they are faster and more efficient than the MetroMover and the use of those pesky scooters is going to kill transit ridership and our chances of expanding our Transit Department with free money government grants.
