Renters In Miami Apartment Building Can Sublet Their Unit On Airbnb

Airbnb says it has partnered with Sentral Wynwood to allow apartment tenants to sublet their rental units.

Sentral’s policy is to allow Airbnb sublets for up to 75 days, Airbnb’s website says.

Apartment tenants who choose to list their units on Airbnb will be responsible for setting pricing, locking up their belongings, providing an access key or code to guests, and cleaning, according to the FAQ.

A fully furnished 680 square foot deluxe loft apartment has an estimated starting rent of $3,059. Should tenants sublet their apartments on Airbnb for six nights per month, they could earn an estimated $636 for those nights (those numbers will vary).

Sentral itself rents fully furnished apartments on a flexible basis, including nightly, quarterly, or annually, according to its website.

I heard the Airbnb rules were set at the state level. Whatever short term housing rules that existed locally up to a certain date were locked in as permanent by the state.

Agree, but a monthly tenant who sublets s few days doesn’t impact the rental market.

This is true, but if you get someone who signs multiple leases with the building and operates them as full time short term rentals, and that does happen, then that very much impacts the housing market. You can download licensed lodging data from the state daily. That’s how I discovered people gobble up leases and then rent them out.

Pretty sure the state preempted local government from prohibiting short term rentals like Airbnb. Now, that doesn’t mean you can’t restrict their uses to certain zoning districts/transects. If you see single family properties you suspect to be operating Airbnb, report it to the City because that’s an illegal use in all T3 transects.

Sentral Wynwood has been an STR apartment building for awhile now (at least 2 years). Before, Sentral’s staff would handle it; but now they are letting tenants sublet to do the same.
Not much will change in the building. Will still be mostly STRs as it has been.
