Report: There’s A Shortage Of Luxury Housing In Miami’s Suburbs

Hedge fund Citadel’s relocation here is driving a supply shortage in Miami-area luxury homes, the FT is reporting.

Citadel is said to be relocating hundreds of employees to Miami by offering large relocation benefits.

The company said in statement that “employees have been enthusiastic about the headquarters’ move to Miami and appreciate the vibrant energy and quality of life the city has to offer.”

Inventory of luxury homes in the $5M to $7M range are said to be down by half compared to last year in places such as Coral Gables.

Some want single-family homes. The Coconut Grove/South Brickell and Upper East Side areas are too expensive for that range, and The Roads and Belle Meade are a work in progress. More proper classic mansions, and less concrete boxes, please.

Agreed. Many of the units coming online in Downtown or Brickell aren’t the right size for families. We need to open up areas close to those two neighborhoods for development that can fit that mode. Not skyscrapers, but mid-rise family units. Rowhouses or 4- 6-plexes that sort of thing. Single stair ideally

2 floors? Why cause you say so.. How about five or six or seven floors? You just make up things as you go along about what you consider a family unit and the human scale just to thwart more units.

I was thinking of neighborhoods in other city that are dense, residential, and for families. Back Bay, Lincoln Park, Adams Morgan, Park Slope.

Crypto was a bust, mayor under investigation, next silicon valley bust ( we didnt even crack the top 30). Miami is the “only fans” capital of the US. We are the best for hospitality, nightlife, prostitution, scams, sunshine and real estate. I am not concerned about the citadel employees (which is good for the city to balance out some of the degeneracy) I am concerned about the $3,000/month 500 square ft studios being offered in brickell. That is not sustainable and all this will fall back to earth

According to FT “In July, Florida governor Ron DeSantis… , signed a law targeting illegal immigration that imposes steep fines on employers who do not check workers’ documentation. The move has resulted in a shortage of construction workers and is expected to slow development of new homes. “A project that would take six months will now take 12,” said Brett Harris, executive director of luxury sales at real estate firm Douglas Elliman.” Not to get policial but it’s an example of how what works for part of Florida might not work for south Florida. Not taking a side but curious on people’s thoughts from a development perspective

Put all Citadel employees in an office / living high rise so they can work and play together. Figure out a different location for them. Miami is just a marketing hype and is full. Check if Puerto Rico has room for them. There might be some tax advantages.
