Residence 27 Proposed Between Midtown & Edgewater, With 247 units

Plans for a building called Residence 27 have been submitted to City of Miami planners.

Residence 27 is proposed to rise 20 stories and include:

  • 247 residential units
  • 7,800 square feet of ground floor retail space
  • 374 parking spaces

TF Edgewater Apartments LLC is the developing entity. The company is an affiliate of Chicago-based developer Trilogy.

SB Architects is the architect.

Miami’s Urban Development Review Board was scheduled to have a hearing on the proposal on April 19.

Exactly! This is Edgewater, period. Midtown is between 29th St. and 36th St. This is on 27th and 2nd Ave. In other words, just Edgewater. Which is fine! I don’t know why this website finds it hard to just mention Edgewater without also mentioning either Wynwood or Midtown. Edgewater runs as far west as the train tracks, and Wynwood is on the other side of them.

Neighborhoods are geography based. When you start out with a city with nobody there, yes areas that add people might get a neighborhood designation, but once those are set you don’t keep subdividing them indefinitely otherwise New York would have 2,400 neighborhoods. You might get a new zip code, that’s about it.

whats egregious are the liner units to the north, 28th street, which is a minor street, while 27th shows the podium, and has far more activity, shouldve been flipped.
