Retail Space At Vice Pre-Leased, Over 600 Residents Expected

Tricera Capital is in contract to purchase the ground floor retail at space at PMG’s 31-story Vice rental project.

GOGO Fresh and OXXO Dry Cleaners have signed leases to open in the space.

Vice is expected to have over 600 residents living in 464 units when stabilized.

 

TRICERA CAPITAL IN CONTRACT TO PURCHASE GROUND FLOOR RETAIL AT VICE APARTMENT COMMUNITY IN DOWNTOWN MIAMI

Miami, FL – August 11, 2017 – Tricera Capital announced today that it is under contract to purchase the ground floor retail of Vice, and have preleased two of the retail bays. GOGO Fresh and OXXO Dry Cleaners® have signed ground floor leases at Vice, located at 243 NE 3rd Street in Downtown Miami. Slated to open summer 2018, GOGO Fresh and OXXO Dry Cleaners will be located at the base of the 31-story “social living” apartment community containing more than 460 rental units designed for modern professionals. PMG is the developer of the project.

Currently, there is one 4,500-square foot restaurant space still available, ideally situated off Biscayne Boulevard directly across from the entrance to Miami Dade College’s Wolfson Campus. The premise has rear access to a 3,500-square foot open-air interior courtyard shared with the more than 600 anticipated building residents. There is also potential to demise the space into smaller units.

“Location is key and Vice is perfectly situated in Miami’s Downtown Urban Core, steps away from the Metromover, American Airlines Arena, Bayfront Park, and Miami-Dade College,” said Ben Mandell, co-founder and managing partner of Tricera. “The neighborhood is experiencing a boom driven by residential, office, hotel, and retail development. This is the time to break in and establish a presence in the heart of all the action.”

GOGO Fresh has one location open in Miami Beach that is a favorite among locals, and a second store under construction at the Aventura Mall, as well as further expansion plans throughout South Florida. OXXO Dry Cleaners was represented by Jaime Remond with Elite Ocean View Realty. OXXO is an innovative new garment care concept. With nearly 40 locations in the U.S., the brand is known for 24/7 pick-up and drop-off and eco-friendly cleaning solutions.

Doubt it…Look at SLS sign and the neon lights on the Bond. Never came to fruition. This will probably be the same over the top rendering and no execution…but I’m hope to be proved wrong.

I sure hope the spire comes to fruition, unfortunately, Miami is a city that only uses AC closets for building crown tops. Such a shame.

I’m more concerned by the huge blank garage wall. Are there plans for some in the adjacent lot yet?

Love the fact that smaller and simple business are opening at the bottom of new buildings and not only high end restaurants. Not that i love good restaurants and the more options we have, the better. But we need small markets, flower shops, drycleanings, fast food joints, within a close proximity….that is what real downtown looks like.
