Revealed: 516-Unit Residential Tower Planned At Starlite Site In Brickell

Plans have just been filed with the county for a residential tower the former Starlite Motel property in Brickell.

Chicago-based Focus acquired the property in November 2022 for $28 million.

“Miami’s vibrant metropolis, with its walkable urban cores, offers a dynamic and energetic environment that aligns perfectly with our mission,” said Tim Anderson, CEO and Founder of Focus.

Demolition at the site was completed earlier this year, and the property was also recently approved to be included in Miami-Dade’s Rapid Transit Zoning area, allowing higher density.

On August 4, a pre-application was filed with Miami-Dade planners for the new building.

The tower is proposed to rise 39 stories, or 425 feet and include:

  • 516 residential units
  • ground-floor retail, and an office marked as “leasing/management”
  • indoor/outdoor and rooftop amenity spaces on level 8 and 39
  • 506 parking spaces in a six-level garage, masked by a perforated metal-panel system on three sides (with stucco on the east elevation facing an adjacent garage)

Gensler is the architect.

When you look at Brickell aerially, the neighborhood is only about half full. It’s nowhere near its peak and relatively new for Miami. At this rate, it’s going to look incredible in 5-10 years!

The County should be prioritizing low-income housing in the fringes of the CBD and by metro stops. All the luxury developments are raising rents to untenable levels. If this is not done soon, Miami might become the next San Fransisco, unaffordable to live unless you make 150,000 or more. No wonder the population is decreasing.

This isn’t the fringe. It’s the core of Miami luxury real estate in Brickell and most expensive real estate in core. Look at adding affordable housing in central downtown and Overtown where it is less desirable location but access to metros to this part of prime Brickell.

CBD is poised to grow just as much. Once OKAN, The E11levens, WA and all the others get done, it will be a very interesting place to be. It has better connectivity to the beach, the museums, entertainment venues, Bayside, Wynwood and Edgewater. Look at Julia and Henry food hall. It’s been a huge success.

I know a guy who knows a guy who just bought a brand new house up in Palm Bay for $285k. Auto mechanics at new car dealerships in Brevard County make $100k+/yr. Guess you screwed up getting a college degree and moving to Miami, making $75k/yr and paying $2500/mo rent. Lesson learned.

If the county focuses on creating high-end streetscapes and luxury buildings through out completion of Brickell, it can attract more tax revenue, high-end talent, and job opportunities, which in turn can support the development of 10x more affordable places west of i95 along the metro stops on the fringes. Utilizing the limited space in Brickell to its fullest potential will have significant benefits for Miami and its surrounding regions.
