Revealed: Hakimian South Tower Proposed With 631 Units

Plans have just been submitted to Miami’s Urban Development Review Board for a a 42-story residential tower in Miami’s urban core.

Hakimian South Tower is proposed to rise 42 stories, or 467 feet, and include:

  • 631 residential units (of which 125 will be micro-units)
  • approximately 3,140 square feet of commercial space
  • 469 parking spaces on 8 levels (residential liner units are planned to mask part of the garage)
  • ground floor retail and amenity spaces

Plans for a north tower were not part of the submission. An adjacent north parcel is marked as part of future development.

Seven coning waivers are being requested, including a 30% parking reduction.

Corwil Architects is the architect.

16th Street Partners, LLC is the developer.

A hearing before the UDRB is scheduled for July 19.

Looks good but I wouldn’t buy a unit on the north side of the South Tower, since the name implies that before long you’ll be staring into the south side of the North Tower. There won’t be much room between them from the looks of those parcels!

The tower looks to be L-shape, and the north side of the L seems to be way closer to the north property line than the minimum 30′ required for the tower setback. I wonder how they are circumventing this regulation.

The western view is often considered the second-best option after the bay view. It offers its own charm and beauty, with stunning sunsets. However, if you’re not located near the bay or on the western edge, your view may be obstructed by buildings
