Revealed: Office Tower Planned Across From Midtown Miami

Plans have been submitted to Miami’s Urban Development Review Board for an office tower across from Midtown Miami.

The Triptych development was formerly proposed on the site, before it was cancelled and sold.

The new tower is proposed to rise 20 stories, or 315 feet above ground and 330 feet above sea level and include:

  • 199,048 square feet of Office Use
  • 11,438 square feet of Commercial Use
  • 642 parking spaces

A rooftop restaurant is planned at the top.

Arquitectonica is the architect.

TIL 3601 Owner LLC is the developer.

Five Miami 21 zoning waivers are being requested.

The UDRB hearing is scheduled for October 18.

It’s extra important that this is essentially the link between Midtown and the Design District. Hopefully this spurs the city to improve the pedestrian link beneath the highway overpass to make it safer.

This one is so cool. And once again it’s just off the highway off the on-ramp going from I 95 to Julia Tuttle Causeway. This area is going to get more office space. And this building has a futuristic design so we got two cool looking office towers within a mile from one another.

This is my least favorite corner in Miami with its traffic. It is an empty lot which could benefit from all those trees shown in the computer renderings…. MORE trees please.

you don’t have to look that far! a few years ago in medellín it was so pretty seeing the lush jungle foilage coexist with sleek modern skyscrapers and clubs in el poblado. very modern and they even have a tram line connecting parts of medellín. imagine if coral gables was as lush with a tram line too.

Why isn’t East Little Havana on the river getting more devt like this? We do have the Wharf/Dream hotel devt coming in, but I’m surprised more devt isn’t coming to Flagler on the W side of the river. I know some parcels are on the market but I don’t see much activity in buying up properties here.

It will happen when these developers recognize the area’s significance, and it becomes cost-prohibitive to complete development north of the core. The true future value in Miami lies in being within walking distance of the Brickell hub.

You could argue I-395 cuts off the Design District from Wynwood, but it’s still proposed here.

It does, except Wynwood design District and surround hot spots are even more cut off, because it’s not designed to be so dense where you can walk block to block. Riverside is the new and better Wynwood, because it was designed for this density and it’s not being properly utilized by Miami 21, developing the center of Miami in Riverside actually makes sense from an urban planning perspective.

You must be new to the city! There is a map in the article with a large red location pin – indicating the location of the building.

If you know how to read a map – it is clear that the building is indeed located in Miami.

Been here my whole life! If you visit the tax appraiser website, you’ll find that this area was originally designed as a suburban extension, primarily consisting of suburban residential zones. The Urban Core is primarily located within the areas spanning from Brickell to Downtown, bordered by I-95 and the bay to the east, and south of 395.*

False, south of I-195 was the boundary of the original 1893 plat. These were the earliest suburbs. Buena Vista was even it’s own city until the 1920s.

He’s right. It doesn’t say “urban core” for this area. The Sentral Brickell property says “urban core” on the Appraiser site – people know the difference, just looking at the different development cycles between this area and a more mature and growing market like Brickell.
