Revealed: Phase 1B Of Nexus Riverside In Downtown Miami, With Another 36-Story Tower

Plans have been submitted to Miami’s Urban Development Review Board for Phase 1B Of Nexus Riverside.

Nexus Riverside Phase 1B is proposed to rise 36 stories, or 400 feet above ground and 412 feet above sea level and include:

  • 345 residential units
  • 393 parking spaces in a parking garage

Phase 1A of the development, known as Modera Riverside, is already under construction.

Nichols Architects is the architect. The rest of the project team includes Witkin Hults (landscape architect), Bliss & Nyitray (structural engineer), JMM Consulting Engineers (MEP/FP engineer), Design Agency (interior design), and Kimley Horn (civil engineer).

Adler Group is the developer

The UDRB hearing is scheduled for November 15.

The whole project is. A bait and switch with some imaginative towers that would have been catalysts to transform the area, but instead we get commieblocks. “Oh but the area sucks anyway.” Sad…

I like this design much more than the first tower. While the design is not amazing by any stretch of the imagination it is decent and should help continue developing the area.

Noise will definitely an issue on lower floors. If noise bothers you, buy on the SE corner or a high floor. Or buy elsewhere.

Anyone downvoting this is a transplant who wasn’t living here to vote on it in 2018 and have no idea this was supposed to be the City’s brand new office space. The current City office would then be demolished for more residential.

Not really, great frequent bus access with the circulator and trolley, 4 minutes bike ride to government center. Seems like incredible access

I’ve never taken a bus in my life so I wouldn’t know. As far as walkability, this is a parking lot wasteland filled with homeless, all under an enormous highway.

It’s already gotten much better with only a few left. Most are moving north as this area gets developed. Plus the parking lots will be converted to beautiful under deck parks with lots of lush trees and artwork.

In this downtown core area, it’s much more connected than places with ground-level railroad tracks and highways like US Highway 1. The elevated highway structure allows for pedestrian infrastructure development due to building restrictions, opening up opportunities for new parks and bike paths.
