Revealed: Plans Submitted For 824-Unit Downtown 6th, With Hidden Garage

Developer Melo Group has filed plans for its Downtown 6th tower – and it will have a parking garage that is masked with liner units.

Downtown 6th is planned to rise 54 stories.

According to a letter and plans sent from the developer to city planners, Downtown 6th will include:

  • 824 residential units
  • 2,427 square feet of commercial space
  • 639 parking spaces, with a garage masked with habitable liner units

Miami’s Urban Development Review Board is scheduled to have a hearing on the proposal at a February 15 meeting.

Please, Empire is right next to an I-95 ramp, while this is steps away from MWC and will be adjacent to Okan Tower. Hopefully both conceal Downtown 5th from views.

Empire Brickell is Steps away from Brickell City Center and Mary Brickell Village. These are real valuable places and not experimental concepts like MWC.

Don’t try to talk up your dream over something that is reality. empire Brickell is in a valuable location within the small limited parameters of Brickell and people are already paying a premium to live here in Brickell.

I’m not sure about this new MWC. Hope it does well but if anything is getting a nice design it should be Empire Brickell.

Empire Brickell is the westernmost parcel in West Brickell. It’s about 5 blocks from Brickell Citicenter….steps? Yeah….steps.
Everything is within walking distance if you have enough time.

Better to understand BEFORE trying to be understood. Empire Brickell neighbors an I-95 Offramp, and I-95 Onramp, a temporary soccer field, a McDonalds, and a……a……ah….bunch of other ghetto apartments that someday may be assembled to be class B buidings near the I-95 Offramp.
Do not get me wrong…I’d love to own that, or have had a part in developing it, it is a great project for what it is. No one will pay a premium to live on the Offramp.

What will LITERALLY happen is some back benchers and the pretenders will move into Empire and start lying to anyone who will listen that Empire is in Brickell, and they pontificate that Offramp property accross from Mickey D’s is just the same as the property across from the Four Season’s, Mandarin Oriental, or the SLS Lux.

Mandarín Oriental is not in Brickell and Four Seasons is in the outskirts of Brickell. Honestly don’t see the difference. I think empire brickell is in a quieter and nicer location once all the new renovations are complete in the area. There’s literally a Burger King next to SLS Lux and it’s a few blocks away.

Aren’t all the new luxury buildings in Park west, like the Zaha Hadid building, directly off from a highway ramp? People are already paying a premium to be in this part of Brickell. This will all be Class A development, including what’s being built now on the western front of Brickell.

Brickell House and Brickell point area is about 8-10 blocks from the Brickell City Centre… isn’t the Centre supposed to be the CENTER.

All new construction along the western front of Brickell and Brickell gateway district is actually connected and closer to the center and should be built with thoughtful with high end quality materials and artwork programs to make sure it thrives and fits in with the masterplan for Brickell

The Aston Martin by the downtown distributor off ramp, very high vehicular traffic area, are describing the location as “Brickell.” The penthouse goes for about 45 million! It’s further from the hub and Brickell city centre than empire Brickell and SW 2nd Avenue. It’s in a separate area downtown with a bridge away from Brickell. Empire Brickell has always been in Brickell, as the name confirms. It’s a masterplanned area with chic new streetscapes being built.

If people are willing to spend 45 million to be in the Aston Martin, highway traffic area outside Brickell, they would spend just as much or at least ultra luxury premiums to be at Empire Brickell within the hub and walking distance to all the main attractions in Brickell. The right quality design, top tier product and marketing, could make empire Brickell a huge success for Brickell!

Not this part of I95 along Brickell. It’s different than anywhere else along the federal highway, and if you’ve been to the end of it you’ll know.

It winds and turns into a local Avenue at Brickell. There’s less traffic than a few miles north. It’s also elevated into a huge bridge, the biggest one in Brickell in fact, and in my option the most scenic bridges on the river given it’s stature and scale.

It’s also surrounded by tons of parks that can’t be built on so you’re guaranteed lush green scapes even as Miami becomes super dense. It’s one of the most underrated views in Miami. It’s even quieter than Miami Ave because you don’t hear party people and cars revving engines.

Try to have an open mind of the value here and you’ll see a luxurious community of boutique buildings for people who want to be in Brickell without the traffic.

Riverside drive in Manhattan is along the FDR highway and it’s one of the nicest residential blocks in the entire city! You know why? Families and wealthy people like living along the border of a busy hub. It adds privacy.

The highway is elevated. You don’t look directly at it and it’s blocked by trees, you see a pretty Coral Gables city skyline that many units in Brickell don’t have. People are catching on how valuable this location is and starting to build luxury and renovate the streets.

Miami has a myriad of highways. That’s why people build and live in ultra luxury amenities filled buildings on or near the highways. Not all highways are built the same so you have to see it in person. Some highways, like in Brickell, provide landscaped setback from density and ensure better views. Plus it’s quieter than being near the Metromover or Metrorail.

Tell me you know nothing about Miami or city real estate, by repeating this guy. Yes in a Florida suburb waterfront is usually the ultra lux property, but in a city it’s more dynamic.

Coral Gables ultra lux residences are on the water? What about Wynwood and Midtown? Or how about all those new towers in downtown right by the highway? Is flatiron Brickell on the water, not sure you’ve seen how much ultra luxury is built just a few blocks inland and near transportation hubs.

I mean if sea levels rise, owning property a few blocks in from the bay will become waterfront right?

look at the demographics and the shear amount of inflows here…it cant all be luxury and developers actually taking the risks need to profit especially as rates rise. Like it or not the numbers dont lie and the city needs a diversity of units, which Melo continues to provide at reasonable rates for the general public. Thats why you dont see a Bentley tower on every corner.

What’s up with the Brickell snobbishness? Brickell and downtown are both downtown Miami. What’s good for one is good for the other. We are separated by a river and a small one at that. We have the same city and county commissioners. Brickells cool but it’s not that cool. Lots of over priced restaurants and shops, heavy traffic, and noise. Downtown has the potential to overtake Brickell as the place to be. If we really want Miami to be the great city it can be downtowners and Brickellites should be working together to hold our politicians and city planners accountable. Melo should hire a couple of really good designers. With the amount of buildings, capital, and speed they build, a good architect-designer can take their product to a better level, does not mean more expensive, which never goes unnoticed. No hate, but the current designs are uneventful.

They may have an in-house Architecture unit, but not all architects are good designers. Actually, most of them are not. It is a specialty. About 15% of the architects are really good designers. The rest are good professionals that provide code and life safety compliance. Could be profitable for Melo, but the final product is really underwhelming design wise, except Aria on the Bay. Again, someone that knows better design will give a better twist for the same price.

For anyone intimately familiar with Brickell Heights and SLS Lux, they look somewhat similar from the outside.
SLS Lux was Co-Developed. Brickell Heights was all Related.
SLS Lux has a Carbonell, private elevators, ridiculous art program in the lobby, hallways, community rooms, cigar/wine room, 45th floor sky lounge, and 59th floor pool.

Point is….the CO-developer of SLS Lux insisted upon a higher quality and standard. Possibly because it was purely financial…but it may have been that he was interested in making such an important lot on the corner an important development.

It’s a shame because possibly the most architecturally significant building in the city is right there. That should be a grand, European styled plaza – instead it has the miami bull and some crackheads.

You must be kidding. It’s a Brutalist sore thumb and a historic hotel was demolished in the 1970s for it. MDC should tear it down and build a vertical campus, and then they can sell their sprawling lots to serious developers.

A major pillar of good architecture is symmetry. The principals of Vitruvius are still taught in decent architectural practices, which are far and few unfortunately.
